Chimney surveys in Dormers Wells: local notes
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Dormers Wells has a long history of building, with Osterley House about 1.9 miles south. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
Anyone responsible for a site like Dormers Wells Junior School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Living close to Castle Bar Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

Chimney survey in Dormers Wells
We inspect chimneys from wherever they can be seen safely: from ground level, from windows and vantage points, and from the loft where there is access. A drone inspection is part of our Premium Survey where applicable. Where part of a stack cannot be seen, the report says so. Every defect we find is photographed and described in plain words. If you’re worried about frost-damaged brickwork on the stack and flaunching that has broken away, a survey will tell you what’s going on, on shared and party-wall stacks, flaunching and chimney pots and cowls alike.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Dormers Wells with this kind of roof, the hidden gutter is one of the first things to check.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Can I check my roof myself?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
Rented homes, blocks and businesses
With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or use the contact form with the addresses.
If the property is let, the agent or a tenant can let us in. We survey seven days a week, which helps when tenants work during the week.
Dormers Wells questions
Does a conservation area affect roof work in Dormers Wells?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Do you survey roofs for landlords with property near Southall station?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Does the report include photos?
Yes. We photograph the roof as we go, and the report uses them to show each finding.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
Can you inspect my roof with a drone?
Yes, where it is applicable. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
Will you check the chimney is safe to use with a fire?
No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp, and we’ll say if anything suggests the flue needs checking.
How do I arrange a chimney survey in Dormers Wells?
The quickest way is to ring 07833 053749 or drop us an email. Give us the address and a few details about the roof, and we will take it from there. Surveys run on weekdays, Saturdays and Sundays.
Tips that help
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Use a Gas Safe registered engineer for gas appliances
- File photos of the stacks with your home records
- Check your stacks from ground level after strong winds
- Check fixings on the stack are secure
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.
Make sure redundant flues are capped with ventilation. Ventilation helps keep the stack dry.
Do you need a chimney survey in Dormers Wells?
Aerials and dishes are frequently fixed to stacks. Their weight and the wind on them can loosen bricks and pointing. We check fixings on the stack as part of the survey.
Things that often lead to a survey include:
- Damaged chimney pots and cowls
- Damp patches on chimney breasts
- Flaunching that has broken away
- Signs that a stack is leaning
If you let a flat or house near Southall station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Questions to ask before booking
- Which viewpoints they use to see the roof
- How much experience they have with roofs like yours
- What follow-up you get after the report
- Will the report include photos?
How the survey works
A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. Most visits take about one to two hours for most homes, a little longer where there are several stacks. London terraces rarely offer a view of the whole roof from one spot, so in Dormers Wells we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- We note the brickwork, pointing and any sign of leaning.
- You receive a written report setting out what needs attention first.
How to prepare
- Move anything stored under the loft hatch
- Tell us about any leaks, stains or damp patches you know of
- Tell us about parking before the day
