Flat roof survey in Dormers Wells

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. If you’ve noticed signs of deflection in the roof deck and pools of water lying on the roof, a survey will tell you what’s going on, whatever the roof.

Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Every penetration and upstand is a place where a membrane can fail. In Dormers Wells, roof access is agreed with the building manager or owner beforehand. Rooflights, plant supports and pipe entries are common places for a membrane to fail.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Practical tips

Small things make a difference. Our tips:

  • Plan a survey before the covering reaches the end of its usual life
  • Check the outlets after the leaves fall
  • Ask contractors to protect the roof if they work on it
  • Watch the ceilings below the flat roof for stains

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. Each defect is described in plain words and shown in a photo, so others can follow it without going up to look.

Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.

Questions from Dormers Wells

Is my home in Dormers Wells listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will parking be an issue for a roof survey in Dormers Wells?

It depends on the street. If Dormers Wells has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

What insurance do you have?

We hold professional indemnity and public liability insurance.

Does the report include photographs?

Yes. Photos are part of every report, so you can see each point for yourself.

Can you survey in bad weather?

It can, depending on the survey. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.

Will this cover the whole house?

No. It is a survey of the flat roof. It is not a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. It frequently sits alongside a buyer’s building survey.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How the survey changes by roof type

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. We note any punctures, tears and loose areas we can see.

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.

What this survey can’t tell you

In fairness, a roof survey has limits:

  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • Whether old sheeting or boards contain asbestos
  • The condition of the deck or insulation hidden under the covering

If in doubt, phone 07833 053749 or email us and we will recommend the right survey. The full list of what we check.

Roof types and parts we check

  • GRP fibreglass
  • Felt flat roofs
  • Single-ply membranes
  • Upstands and outlets
  • Mastic asphalt
  • EPDM rubber

Do you need a flat roof survey in Dormers Wells?

The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.

Here are some of the things we see often:

  • Dips that suggest the deck is deflecting
  • Pools of water lying on the roof
  • Blistering in felt or asphalt
  • Failed upstands where the roof meets a wall

For businesses in and around places such as Treaty Centre, a flat roof over a business is out of sight and out of mind until it leaks.

Questions to ask before you book

  • What the survey will not cover
  • Whether any drone flown is registered with the CAA
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether they hold professional indemnity and public liability insurance

What’s in a roof survey

Why it is worth a survey now in Dormers Wells

For a buyer, the best time to learn about a flat roof is before contracts are exchanged. After that, the cost of any work is yours. A report gives you facts to put to the seller or agent. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Why book with us

  • Drone flown under a CAA Flyer ID and Operator ID
  • Over 5,000 surveys carried out
  • Drones and thermal imaging where it applies
  • Surveys seven days a week

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. What happens on the day

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. London terraces rarely offer a view of the whole roof from one spot, so a visit in Dormers Wells moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Getting ready for the survey

  • Note where any stains or damp appear
  • Leave a clear route to the loft
  • Have any questions written down, so nothing gets missed
