Flat roof survey in West Ealing

Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we will recommend a structural engineer. If you’ve noticed leaks around rooflights and damaged trims at the roof edge, a survey will tell you what’s going on, on EPDM rubber, single-ply membranes and felt flat roofs alike.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. In West Ealing, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Should I look at the roof myself first?

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

Honest limits

It’s useful to know what a survey won’t do before booking:

  • A structural engineer’s assessment of the deck
  • A fixed date for when the roof will need replacing
  • Asbestos testing, which needs a specialist asbestos surveyor

If in doubt, ring 07833 053749 or drop us an email and we’ll point you to the right survey. What our survey covers.

What we check

  • Upstands and outlets
  • EPDM rubber
  • Single-ply membranes
  • GRP fibreglass
  • Felt flat roofs
  • Mastic asphalt

How the survey works

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes roughly 1–2 hours at most homes; commercial roofs usually need 3–4 hours. London terraces rarely offer a view of the whole roof from one spot, so a visit in West Ealing moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. We send a written report with photos, the defects we found and what we recommend.

Getting ready for the survey

  • Keep pets in another room
  • Gather any invoices or paperwork from past roof work
  • Let us know about parking near the property

Advice

Flat roofs in West Ealing

Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Pitzhanger Manor, about 1.4 miles east, is one of the historic houses in the wider area around West Ealing. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Landlords with a home close to Hanwell station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take a building like St Joseph's Catholic Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

West Ealing questions

Do you cover commercial flat roofs around West Ealing?

Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you’ll get a quote based on the building, and roof access is agreed with you before the visit.

Is parking a problem for a survey in West Ealing?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

Do you climb onto every roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

Can you give me structural calculations?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

What happens after the survey?

You will receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Can you survey in bad weather?

Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.

Do you look in the roof space?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.

How the survey changes by roof type

Mastic asphalt

Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. Our report notes crazing, cracks and any likely entry points.

Rooflights and upstands

We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.

Leave it or get it looked at?

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. A survey can find worn areas and failing details before that point, while there is still time to plan the work. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Every price we give includes VAT. Flat roof survey starts from £150, including VAT. You will know the exact price before you book.

Common roof problems in West Ealing

Flat roofs often get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. Each visit can damage a covering not made for regular foot traffic. Fixings added through the covering often start leaks too.

Typical things we’re asked to look at include:

  • Signs of deflection in the roof deck
  • Gaps at upstands and abutments
  • Raised blisters across the surface
  • Pools of water lying on the roof

Hotels and guest houses near West Ealing can’t easily close rooms for a leak.
