Gutter surveys for homes and businesses in Northolt

We check the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey and we can’t see inside buried drains. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. Typical surveys look at overflowing valley or parapet gutters and water spilling over the gutter edge, on fascias and soffits, valley gutters and parapet and box gutters.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Northolt, as across London, that is why a roof needs a close look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a proper look too.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Practical tips

Some practical points come up on survey after survey. They apply to most roofs:

  • Don’t climb a ladder to look in the gutters
  • Get trees that overhang the gutters trimmed
  • Check the loft with care after heavy rain
  • Do not leave hidden gutters out of a clear-out

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over. If it does not, tell whoever did the work.

Deal with drips, sags and loose downpipes early. Left alone, they usually grow, and the water they spill can damage walls and timber.

Why act early in Northolt

Overflowing water soaks the walls under the gutter. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Spotting the problem early tends to mean a simpler fix. In Northolt, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

When to book a survey in Northolt

Overflowing gutters in a downpour are a common reason to book. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before more damage is done.

It’s worth booking a survey if you’ve seen:

  • Downpipes that are split or coming away
  • Leaks at the gutter joints
  • Gutters full of debris and silt
  • Overflowing eaves gutters

Homes near green spaces like Northala Fields can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

What to check before booking

  • Whether the price includes VAT
  • What the report includes, and whether it has photographs
  • Whether the loft is part of the inspection
  • Their insurance cover

Gutter surveys around Northolt

Northolt Manor, about 0.3 miles south, is one of the historic houses in the wider area around Northolt. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. If your home in Northolt is one of them, bay roofs, hips and later dormers each have their own details. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you let a flat or house near Northolt Park station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For businesses in and around places such as St. George's Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.

FAQs for Northolt

I let a flat near Northolt Park station. Can you check the roof?

Yes, landlords and letting agents book with us as well as owners. Just phone 07833 053749 or drop us an email and tell us about the building.

How do I find out if my home in Northolt is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

What happens next?

The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Does the season matter for a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan though problems often show up after heavy rain.

What’s the best way to book?

Simply ring 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

What’s the price of a gutter survey?

Our price is from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, call 07833 053749 or use the contact form.

What a survey costs

Several things affect the price of a survey:

  • Whether it is a home or a commercial building
  • The use of thermal imaging or a drone
  • The height of the building and how the roof can be seen safely
  • Features like valleys, chimneys, dormers and parapets

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

What we need to know

Some details help us point you to the right survey and price. When you get in touch, it helps to mention:

  • Any deadline, such as an exchange date
  • Any photos you have, taken from ground level or a window
  • Your postcode, so we can check access and travel
  • The reason for the survey, like buying, a leak or storm damage

A quick phone call is typically the easiest start: call 07833 053749 or send us an email. You will have a price before anything is arranged.

The survey, step by step

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Different roofs, different checks

Box and secret gutters

Box gutters sit within the roof or behind a wall and when it overflows, water can get indoors. We inspect them as far as it’s safe to see them.

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear and brackets may drop under the weight of debris.
