Gutter surveys for Harrow homes and businesses

What a survey costs

The price reflects the time and kit the roof needs. That comes down to:

  • The number of roofs, including extensions and garages
  • House, block, shop or office
  • Any need for thermal images or a drone flight
  • How tall the building is and how easy the roof is to see

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We’ll tell you which package suits the questions you have.

Getting in touch

Getting the details right at the start saves time. It is useful to include:

  • Any stains, drips or damp patches you’ve seen indoors
  • The reason for the survey, such as buying, a leak or storm damage
  • Any deadline, such as an exchange date
  • What kind of property and roof it is

You can call us seven days a week. To book or ask a question, ring 07833 053749 or email us.

How a gutter survey works in Harrow

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. If you’ve noticed dripping or leaking gutter joints and hoppers and outlets full of debris, a survey will tell you what’s going on.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Harrow with this kind of roof, the hidden gutter is one of the first things to check.

What you get is a clear record of the gutter on the day we saw it. It’s useful straight away, and a good reference for later.

The survey, step by step

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a visit in Harrow, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at whatever is safely visible from ground level, windows, the loft and, where it is safe, the roof itself.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A photo-illustrated written report and recommendations follows.

Harrow homes and their roofs

Headstone Manor, about 1.4 miles north, is one of the historic houses in the wider area around Harrow. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first.

Homes near green spaces like Northwick Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. If you run a business near St. George's Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions. Landlords with a home close to Harrow-on-the-Hill station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Can I check my roof myself?

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

Practical tips

These tips come from what we see on roofs every week:

  • Include valley, parapet and box gutters when clearing
  • Watch the gutters during heavy rain
  • Leave gutter checks at height to someone equipped for it
  • Keep climbers away from the eaves

If we think the problem lies underground, we will say so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

Roof by roof

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.

Lead-lined valley and parapet gutters

We check the lining, the joints and the outlets as far as they can safely be seen. Missing lead is something we check for too.

FAQs for Harrow

Is parking a problem for a survey in Harrow?

It rarely stops a survey, but it’s worth planning. Let us know what parking is available nearby, and the visit is planned around it.

How do I find out if my home in Harrow is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

What’s in the survey report?

Written findings with photos, covering the condition of the gutter, the defects we found and what we recommend, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

Do you survey underground drains?

No, CCTV drain work isn’t part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

How long does a gutter survey take?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

Do you survey at weekends?

Yes. We survey on weekdays and at weekends. Just ring 07833 053749 or send us an email to arrange a day.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
