Roxeth Gutter Survey
Gutter surveys across Roxeth, with over 20 years’ experience behind it. You get a clear report with photographs.
- Overflowing eaves gutters
- Gutters full of debris and silt
- Soffits marked by water
Different roofs, different checks
Fascias and soffits
Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. Damaged or stained boards are recorded.
Aluminium and other metal gutters
Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.
About our gutter survey in Roxeth
We look at the rainwater system above ground level: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we cannot see inside underground pipes. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. We survey eaves gutters, outlets and hoppers and parapet and box gutters, and the problems we are asked to look at most are rotten fascias or stained soffits and leaking or loose downpipes.
Victorian and Edwardian terraces are found right across London, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. Homes in Roxeth are no exception. Shared chimney stacks and the lead around them are just as important to check.
What you get is a clear record of the gutter on the day we saw it. It is useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

Gutter surveys around Roxeth
Historic houses such as Northolt Manor, about 1.9 miles south-west, show how far back building in the area around Roxeth goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first.
Anyone responsible for a site like Roxeth Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Sudbury Hill Harrow station may find that a dated record of the roof is useful when planning maintenance across a let. If you live in an older home near Christ Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Surveys for landlords and agents in Roxeth
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
Businesses and commercial landlords can book us too. Larger roofs take longer.
What we cannot see
Without opening up the roof, some things stay hidden, so a survey has limits:
- Hidden sections we can’t view safely
- What’s behind fascias and inside walls
- Asbestos testing of old gutters, downpipes or soffits
If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. What our survey covers.

The survey, step by step
On the day, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely, from the ground, from windows, in the loft space and by drone where it applies. Most surveys take about one to two hours at most homes, while a commercial roof takes nearer three to four hours. In a London conversion, the way into the roof space is frequently from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- We ask about overflows, damp or leaks you’ve noticed.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- We check hidden gutters, such as valleys and parapets, where it is safe to see them.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
Before the survey
- Tell us about parking before the day
- Jot down any questions you want answered
- Move anything stored under the loft hatch
Booking a survey

Tips that help
A survey works best with a little help from you, before and after. Tips:
- Look for green streaks or damp patches on walls
- Look for downpipes coming loose
- Look for new stains on ceilings below valleys after rain
- Check for spilling water in a downpour
Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It is sent to you by email as soon as it’s ready.
Have your gutters cleared at least once a year, and more frequently if trees overhang the roof. The best time is normally after the leaves have dropped. Clear gutters can carry water away as they should.
Roxeth questions
Do you survey roofs for landlords with property near Sudbury Hill Harrow station?
Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or use the contact form and tell us about the building.
Is parking a problem for a survey in Roxeth?
It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we’ll work around them.
Can you give me structural calculations?
No. We point out what can be seen, such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance.
How much time does the visit need?
For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.
Can you tell me if my old gutters contain asbestos?
No. We don’t test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Will you fly a drone over my roof?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Why act early in Roxeth
Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from the ground but hidden gutters are another matter. We inspect as far as it’s safe to see and put it in writing. In Roxeth, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.
To find out what your survey will cost, call 07833 053749 or use the contact form with the address and some details. We will confirm the figure before booking.
