Honest limits

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • What’s under the slates, tiles or felt
  • The condition of the rest of the building (that’s a RICS home survey)

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before booking. What our survey covers.

How a roof survey works in Norwood Green

Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. A flat roof typically wears out sooner than a pitched one. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Typical surveys look at valley linings that have cracked or split and slates or tiles that have slipped or broken, on clay and concrete tiles, ridges, hips and valleys and chimney stacks.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Norwood Green as anywhere. Leaks from a shared roof rarely affect just one home. With a written report and photos, everyone can plan from the same facts.

Every survey ends with a written report, with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Should I look at the roof myself first?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Do you need a roof survey in Norwood Green?

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack. Missing lead isn’t unusual either, as thieves target it.

Here are some of the things we see often:

  • Flashings that have come away from the wall
  • Slipped, cracked or missing slates and tiles
  • Valley linings that have cracked or split
  • Loose chimney pots

For businesses in and around places such as Treaty Centre, a dated report on the roof is useful for planning and for any lease discussions.

What a good roof survey covers

What a survey costs

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Extensions, dormers and garages with roofs of their own
  • The use of thermal imaging or a drone
  • The type of building, from a house to a block or an office
  • The roof’s overall size

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What to let us know when you get in touch

Some details help us suggest the right survey and price. When you contact us, let us know:

  • Any marks or damp showing indoors
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Dates you are working to, such as exchange
  • Where the property is, with the postcode

A quick phone call is usually the easiest start: ring 07833 053749 or send us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.

Roof surveys in Norwood Green: local notes

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. The wider area around Norwood Green has a long history of building, with Osterley House about 0.6 miles south-east. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you own a rental within reach of Southall station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If yours is one of the older homes in the streets near Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • Check we can open the loft hatch
  • Mention any flat roofs as well as the main roof
  • Don’t climb onto the roof yourself
  • Keep the report with your property records

The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed, and whether work has done its job.

Keep the loft space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Keep insulation clear of eaves vents.

Norwood Green: your questions answered

Can a landlord with a rental near Southall station book a roof survey?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or drop us an email with the details, and we will talk through which survey suits.

Is parking a problem for a survey in Norwood Green?

It depends on the street. If Norwood Green has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.

Do you look in the roof space?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We check the parts we are given access to.

Which days do you carry out surveys?

Surveys run on any day of the week. To find a day that suits you, ring 07833 053749 or send us an email.

How much is a survey?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes roughly 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when booking.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before the survey
