Roof survey in Pitshanger
Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay frequently fail first. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. If you’ve noticed water stains on rafters and ceiling joists and cracked or blistered flat roof coverings, we can find out what’s behind it, whatever the roof.
Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in Pitshanger as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.
Every survey ends with a written report, with photographs, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Why act early in Pitshanger
Without a survey, you are guessing at what the roof needs. You might pay for work that doesn’t fix the real problem, or miss the fault that matters. A survey tells you what actually needs attention. In Pitshanger, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

What else we do in Pitshanger
Roof by roof
Natural slate
From the loft, we check the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none.
Chimney stacks
Each chimney’s pots, flaunching, pointing and flashings are checked. We note any lean or loose pots.
The survey, step by step
Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take about 1–2 hours on an ordinary house, and longer for a large or complex roof. From the street, a London terrace typically shows only its front slope or parapet, so a visit in Pitshanger moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
How to prepare
- Have any paperwork from past roof work to hand
- Make sure we can get to the back of the property
- Clear the way to the loft hatch

If you’re buying, it is useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you are ready.
Advice
FAQs for Pitshanger
Can parking be tricky for a visit in Pitshanger?
It can be, so it helps to let us know about permits, visitor bays or off-street space as you book. That way the visit can be planned around it.
Can you fly a drone over a roof in Pitshanger?
The answer turns on the exact location and the conditions on the day. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.
What if it rains on the day?
Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.
Do you test for asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and recommends a specialist asbestos surveyor looks at them.
How long will you be at the property?
The visit normally takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. We’ll confirm what to expect when we arrange the visit.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Do I need to be at home?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when booking.
What affects the cost of roof surveys
Prices always include VAT. The things that change the price are:
- Which survey package you book
- Features like valleys, chimneys, dormers and parapets
- The roof’s overall size
- Building height and the viewpoints available
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
Getting in touch
To price your survey accurately, we’ll ask about:
- Access details, such as a loft hatch or a shared roof
- The kind of building and roof involved
- Pictures from the garden or a window, if you have them
- Your postcode, so we can check access and travel
Once you know what you need, ring 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day.
