Airspace, weather and Pitshanger roofs

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Many roofs like these cannot be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place. Within a mile and a half or so of Pitshanger there are several hotels, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, large roofs are where photos from the air and thermal images show the most at once.

For businesses in and around places like London Designer Outlet, large commercial roofs are often easiest to see by drone or thermal camera. Pitzhanger Manor, about 1.1 miles south, is one of the historic houses in the wider area around Pitshanger. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition. Take a building like North Ealing Primary School: a drone or thermal camera can show a large roof in a single visit.

Pitshanger is about 1 mile north of Ealing, in Greater London. If you are in Pitshanger, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. Pitshanger is one of the places in Greater London we cover for thermal roof surveys. There is also a page for London.

How a thermal roof survey works in Pitshanger

A thermal camera can help when the cause of damp is not obvious. Leaks frequently run along a roof before they appear on a ceiling, and temperature patterns can help us trace where it may have come from. The images are used alongside a visual inspection and moisture readings, so no conclusion rests on one method alone. If you’re worried about damp patches with no obvious cause and cold areas below the roof, a survey will tell you what’s going on, on ceilings below the roof, flat roofs and commercial roofs alike.

London’s roofs are often hard to see from the street: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

Useful tips for Pitshanger property owners

There is plenty you can do without going near the roof. What helps most:

  • Clear leaves from outlets and gutters each autumn
  • Do not climb onto the roof to look for leaks yourself
  • Let us know where and when you’ve seen damp or stains
  • Check the loft can be reached safely

The report explains the conditions on the day and how they affected the images. It helps you judge how firm each finding is.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.

When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Proving moisture from the images alone
  • Clear results when the conditions on the day are poor
  • Structural calculations, which need a structural engineer

Why get it checked now?

For buyers, a thermal survey adds detail that a visual inspection can’t give. Finding hidden moisture before exchange gives you facts to raise with the seller. In Pitshanger, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Our price is from £400, including VAT. The final price depends on how big and how high the roof is, access and which survey you book.

What a survey costs

The price reflects the time and kit the roof needs. That comes down to:

  • Chimneys, valleys, parapets and other details
  • How tall the building is and how easy the roof is to see
  • Extra roofs, like extensions, dormers or garages
  • The package you choose: Basic, Standard or Premium

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You will know the price for your survey before booking.

Getting in touch

If you can, have these to hand when you get in touch:

  • Your timetable, such as an exchange date
  • Photos of the roof, taken safely from ground level or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • How the loft is reached, if there is one

We survey roofs on any day of the week. To arrange a day that suits you, ring 07833 053749 or use the contact form.

How the survey works

The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. All told, expect about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. For a visit in Pitshanger, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can safely be seen from ground level, windows, the loft and, where it is safe, the roof itself.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

How to prepare

  • Note where any stains or damp appear
  • Leave a clear route to the loft
  • Jot down any questions you want answered

Your questions about thermal roof surveys in Pitshanger

Is parking a problem for a survey in Pitshanger?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.

Does a conservation area affect roof work in Pitshanger?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

What will the report tell me?

You get our findings in writing, part by part, with photos. Points are put in order of urgency where relevant.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Tell us about it when booking and we will plan the survey around it.

How long will you be at the property?

That depends on the size and shape of the roof, but most surveys take roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. The report is sent afterwards by email.

What can thermal imaging tell me about my roof?

The camera records how the surface temperature varies. The patterns can suggest wet insulation, gaps in insulation or heat escaping. We check what it shows with moisture readings.

Which survey includes thermal imaging?

Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.
