How a thermal roof survey works in Ealing
Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging frequently helps most. Patterns can suggest where water is trapped under the covering. On pitched roofs, slates and tiles over a ventilated space can hide what’s below, so we also look from the loft where we can reach it safely. We survey loft conversions, ceilings below the roof and commercial roofs, and the problems we are asked to look at most are ceilings that feel colder in places and wet insulation beneath the membrane.
Flying in London takes more checking than most places: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in Ealing, the address is checked against all of them, and permission is never taken for granted.
The report is written in plain words, so you do not need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put in order of urgency where relevant.

Landlords, agents and block managers in Ealing
If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run seven days a week, which helps when tenants work during the week.
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant.
What we do, step by step
Once we’ve finished looking, we write up our findings in a report with photographs, sent to you by email. As for time on site, most surveys take about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. London terraces rarely offer a view of the whole roof from one spot, so in Ealing we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.
- We start with the roof, its history and any signs of damp or heat loss.
- We check the conditions and note how they may affect the images.
- A full inspection and thermal imaging are carried out together.
- Moisture readings are used to check what the camera shows.
- The Premium report reaches you the same day, and we go through it with you in person.
How to prepare
- Gather any invoices or paperwork from past roof work
- Move anything stored under the loft hatch
- Make a note of anything you’d like us to look at

Leave it or get it looked at?
Wet insulation under a flat roof doesn’t dry out on its own while the covering stays on. Over time, it insulates less well and can harm the deck. Finding the wet areas sooner keeps the work smaller. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
Prices start from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

What a thermal roof survey looks like in Ealing
There are several hotels within about a mile and a half of Ealing, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them. The wider area around Ealing has a long history of building, with Pitzhanger Manor about 0.1 miles east. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
As a London address, Ealing can be tricky for parking: let us know about permits, visitor bays or off-street space when you book. The streets around a church like St Saviour's Church are often among the oldest in a place, and if yours is one of the older homes nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. Anyone responsible for a site like Ealing Independent College will know that a drone or thermal camera can show a large roof in a single visit.

What a thermal roof survey doesn’t cover
To be straight with you, there are limits to any roof survey:
- Clear results when the conditions on the day are poor
- Structural calculations, which need a structural engineer
- Confirming water without moisture readings
If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and doesn’t.
What this survey covers
- Flat roofs
- Commercial roofs
- Ceilings below the roof
- Loft conversions
- Insulated roof spaces
- Pitched roof slopes
Before and after the survey
Here are a few things we’d tell any owner:
- Photograph damp patches with the date
- Note where damp appears and after what weather
- Don’t climb onto the roof to look for leaks yourself
- Do not switch the heating off ahead of the visit
Buyers can use the findings when talking to the seller or agent. It’s your decision how to use it, whether you ask for work before completion or discuss the price.
Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.
Ealing: your questions answered
How do I find out if my home in Ealing is listed?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Will parking be an issue for a roof survey in Ealing?
London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.
Does this replace a RICS home survey?
No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Can a thermal camera see water?
The camera doesn’t see water itself. Wet insulation holds heat longer than dry, so it can stand out, but we check each finding with moisture readings.
Which days do you carry out surveys?
We carry out surveys seven days a week. To arrange a date, ring 07833 053749 or drop us an email.
How do I arrange a thermal roof survey in Ealing?
It’s easiest to call 07833 053749 or email us. Give us the address and some details about the roof, and we will point you to the right survey. We survey on any day of the week.
Will you go up on the roof?
Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and the report notes anything we couldn’t see.
