How a chimney survey works in Ealing

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We look at what can safely be seen and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it, so you can talk to them. Everything is written up with photos and our recommendations. We survey flaunching, chimney pots and cowls and brick chimney stacks, and people most often book us about mortar washing out of the joints and damaged chimney pots and cowls.

London has a great many flats in converted houses and purpose-built blocks, where the roof is typically a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

How we price chimney surveys

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • The roof’s overall size
  • Basic, Standard or Premium
  • How tall the building is and how easy the roof is to see
  • The shape of the roof and its details

To find out what your survey will cost, ring 07833 053749 or email us with the address and a few details. The price is agreed before a date is set.

Helping us price your survey

Some details help us recommend the right survey and price. When you contact us, tell us:

  • The address and postcode of the property
  • Why you want a survey: buying, a leak, a storm or new work
  • Photos of the roof, taken safely from the ground or a window
  • Where any leaks, stains or damp patches show inside

Chimney survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or use the contact form with the details.

Different roofs, different checks

Rendered stacks

Some stacks are rendered, which can hide the condition of the brickwork beneath. We look for cracks, hollow areas and staining.

Brick stacks

Brick stacks rely on sound pointing to keep water out. The survey looks for crumbling bricks and worn or missing mortar.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Whether a stack needs rebuilding on structural grounds
  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
  • Flue inspections or sweeping

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. What our survey covers.

Roofs, chimneys and gutters in Ealing

With Pitzhanger Manor about 0.1 miles east, Ealing sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Shop and office owners around London Designer Outlet may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Landlords with a home close to Ealing Broadway station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Living close to Walpole Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Don’t use a ladder to reach the stack yourself
  • Ask for ventilated caps on redundant stacks
  • Have brackets on the chimney checked
  • Note any damp on chimney breasts and when it appears

With a shared stack, the report can help when talking to next door. It shows what we found and where, as far as we could see.

Keep an eye on chimney breasts for new damp patches. Early signs are easier to trace.

How it works

Once we have finished looking, we write up our findings as a photo-illustrated written report, emailed to you. As for time on site, it typically takes about one to two hours at a house, as part of a look at the roof around the stack. Surveys in Ealing can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Advice

FAQs for Ealing

I let a flat near Ealing Broadway station. Can you check the roof?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Can parking be tricky for a visit in Ealing?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. The visit is then planned around what’s available.

Do you need to go on the roof to check the chimney?

We look from ground level, from windows and from the loft where it’s safe. Where applicable, our Premium Survey adds a drone inspection for a closer view. Any area we couldn’t view is noted.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

What’s the best way to book?

Just call 07833 053749 or drop us an email with the address. We will ask a few questions, confirm the price and agree a date.

Does the weather affect the survey?

Light rain is usually fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

How quickly is the report sent?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
