Brentham Garden Suburb: your questions answered

Is my home in Brentham Garden Suburb listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Can a landlord with a rental near Ealing Broadway station book a roof survey?

Yes, rented property is part of what we cover. Just phone 07833 053749 or drop us an email and let us know about the building, including who will give access on the day.

Will you check the chimney is safe to use with a fire?

No. It is not a flue, sweep or gas safety inspection. We look at the stack, pots, flaunching, pointing and flashings, and damp inside and flag anything that suggests the flue needs a look.

Our stack is shared. Can you still survey it?

Yes. Many houses share stacks with a neighbour. We survey what we can see safely, and note anything that seems to involve next door.

How do you inspect a chimney without scaffolding?

We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where applicable. The report is clear about anything that couldn’t be seen.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

Is Brentham Garden Suburb in your area?

Yes. We survey roofs in Brentham Garden Suburb and the rest of Greater London. For a price, phone 07833 053749 or use the contact form.

About our chimney survey in Brentham Garden Suburb

If you are buying a home with chimneys, it’s worth knowing their condition before you exchange. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. You get photos and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. If you’ve noticed spalled or crumbling bricks and flashings pulling away from the stack, a survey will tell you what’s going on.

Much of London’s housing is flats, in converted houses or purpose-built blocks, so roofs are frequently shared between several households. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up, in Brentham Garden Suburb as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Can I check my roof myself?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Why get it checked now?

A small amount of repointing or new flaunching is typically a modest job. Left for a few winters, frost and water can loosen pots and bricks and the job gets bigger. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

How it works

The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes an hour or two on an ordinary house, though large, tall or awkward roofs take more time. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Before the survey

  • Move anything stored under the loft hatch
  • If you’re buying, check with the agent that we can get in
  • Make a note of anything you’d like us to look at

Rented homes, blocks and businesses

Landlords and agents in Brentham Garden Suburb book surveys as well as homeowners. The report gives you a dated record of the chimney stack, with photos.

Flaunching

Sitting at the very top, flaunching is fully exposed. We look for cracks, gaps around the pots and missing pieces.

Chimney breasts and the loft

Where a breast has been taken out, we check what supports the stack. Confirming the support is a job for a structural engineer.

What we cannot see

It’s useful to know what a survey will not do before booking:

  • Whether the flue is safe to use
  • Conditions inside walls
  • Hidden sides of a shared stack

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.

What we check

  • Lead flashings
  • Brick chimney stacks
  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Chimney breasts
  • Flaunching

Brentham Garden Suburb homes and their roofs

The wider area around Brentham Garden Suburb has a long history of building, with Pitzhanger Manor about 1.1 miles south. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. If your home in Brentham Garden Suburb is one of them, bay roofs, hips and later dormers each have their own details. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For site and facilities teams at buildings such as St Gregory's Catholic Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you run a business near London Designer Outlet, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Homes near green spaces such as Castle Bar Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.
