Landlord and commercial surveys in Ealing
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
Drone roof surveys for homes and businesses in Ealing
Some roofs are hard or unsafe to reach. Our drone roof survey gets a camera close to them without anyone climbing. It shows coverings, ridges, chimneys, valleys and gutters clearly. The photos go into a written report. It also suits roofs that would be damaged by someone walking on them. Where a flight is not possible, we explain why. We survey fragile roofs, chimney stacks and flat roofs on upper floors, and the problems we’re asked to look at most are hidden gutters full of leaves and slipped or missing slates on a high roof.
London’s roofs are frequently hard to see from the street: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. The weather decides the day: both drones and thermal cameras need the right conditions. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.
What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

What you can safely check yourself
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book.
What a survey costs
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- The height of the building and how the roof can be seen safely
- Commercial roofs and larger buildings
- Roof area
- Extensions, dormers and garages with roofs of their own
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before booking.

Your questions about drone roof surveys in Ealing
Are there drone restrictions around Ealing?
That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or a downpour also stops a small drone flying.
Can parking be tricky for a visit in Ealing?
Parking in Ealing, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly.
Is this an asbestos survey?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
Do you carry professional indemnity insurance?
Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.
Does someone need to be in?
Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.
What if it rains on the day?
Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.
How do I arrange a drone roof survey in Ealing?

What we can’t see
No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:
- A flight on a day when the weather is not safe
- Flights in a restricted zone without permission
- Neighbouring roofs the owner hasn’t asked us to survey

What we check
- Chimney stacks
- Flat roofs on upper floors
- Large and complex roofs
- Tall and steep roofs
- Valleys and parapet gutters
- Fragile roofs
The survey, step by step
Every roof is different, but as a rough guide the survey takes an hour or two at most homes, and longer for a large or complex roof. You are welcome to ask questions while we’re there. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.
- We start by checking the airspace and any restrictions at your address.
- If permission is needed, we ask for it before the visit.
- We assess the wind, the weather and the surroundings before take-off.
- The sub-250g drone takes close-up photos of the roof, kept in sight throughout.
- We email a written report with the photos and our recommendations.
Preparing for the visit
- Clear the way to the loft hatch
- Leave side gates unlocked
- Tell us where we can park nearby

Leave it or get it looked at?
On a tall building, problems are often found only when water comes in. By then, timbers, ceilings and insulation may be wet. A drone survey finds them sooner. In Ealing, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.
