Electronic leak detection for Ealing homes and businesses

Electronic leak detection in Ealing: what you get

Our ELD testing covers flat roofs in Ealing and the rest of London and South East England. A visit usually takes a length of time set by the roof’s area and construction, which we’ll explain when we quote. We quote electronic leak detection for each roof, as the method and time depend on the roof. You get a written report with photos. We’re frequently asked to look into damage from equipment installers and stains far from any visible defect, across roof terraces and balconies, single-ply roofs and green roofs.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. In Ealing, as anywhere in London, the right approach depends on what the roof is made of. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

For landlords and managing agents

Letting agents frequently book on a landlord’s behalf. Access is agreed with the tenant in advance.

Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.

Tips that help

Getting the most from electronic leak detection starts before we arrive and carries on afterwards. Some tips:

  • Make sure trades protect the waterproofing
  • Limit access to the roof
  • Consider ELD before paving or planting goes on
  • Don’t leave water getting in

You receive a report showing where each breach was found, with photographs. Pass it to your roofer to repair the breach points.

Clear flat roof outlets regularly. Standing water puts more pressure on any weak point.

Can I check my roof myself?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

When to book a survey in Ealing

Repeated leaks after repairs suggest the real breach hasn’t been found. ELD can locate the breach more precisely.

Things that often lead to a survey include:

  • Leaks through a flat roof with no obvious cause
  • Repairs that haven’t stopped the leak
  • Gaps at membrane joints
  • New roofs to check before paving or planting

Anyone responsible for a site like Ealing Independent College will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

What to check before booking

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Their report turnaround times
  • Will they check the loft as well as the outside?

What a good roof survey covers

Ealing: your questions answered

Is my home in Ealing listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will parking be an issue for a roof survey in Ealing?

Usually it is manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.

Which days do you carry out surveys?

Surveys run on any day of the week. To arrange a date, call 07833 053749 or email us.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable.

What does electronic leak detection do?

ELD passes a small electrical current across the roof to locate holes in the membrane. The current only gets through where the membrane is breached so we can pinpoint it.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

Is the repair part of the test?

No, our part is finding the breaches. The report gives your roofer the locations.

The survey, step by step

We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes longer on a large roof than a small one, with the construction of the roof playing a part too. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.

  1. First, we confirm which roof areas are included.
  2. We get the roof ready for testing.
  3. We work across the roof with the test equipment.
  4. We mark the breach locations in our records.
  5. You receive the results to pass to your roofer.

How to prepare

  • Find any records of previous roof work
  • For flats, make sure roof access has been agreed
  • Make sure the loft hatch can be reached

Arrange a survey

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or email us.

Advice

How we price electronic leak detection

To price your survey, we check:

  • If the survey needs thermal imaging or a drone
  • Commercial roofs and larger buildings
  • How big the roof is
  • The height of the building and how the roof can safely be seen

For a price for your roof in Ealing, call 07833 053749 or use the contact form and let us know about the roof. The price is agreed before a date is set.

Getting in touch

We will usually ask about:

  • Where the property is, with the postcode
  • What made you get in touch
  • The type of building and roof, such as pitched or flat
  • Photos of the roof, taken safely from ground level or a window

Every survey is priced before it is booked, so you know where you stand. We quote electronic leak detection for each roof, as the method and time depend on the roof. For a price for your roof, phone 07833 053749 or send us an email.

Flat roofs in Ealing

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. Ealing has a number of hotels within about a mile and a half, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use.

Pitzhanger Manor, about 0.1 miles east, is one of the historic houses in the wider area around Ealing. Older homes nearby may have later flat-roofed extensions or dormers, frequently re-covered more than once. If you let a flat or house near Ealing Broadway station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
