How a landlord roof survey works in Ealing

A roof over tenants or leaseholders frequently gets attention only when water comes in. Surveying the roof first helps you spot defects early so work can be planned, not rushed. You get a photo-illustrated written report to keep on file for the building. Many clients repeat the survey on a rolling basis to keep maintenance plans current. We survey rented houses, flat roofs on blocks and shared roofs, and people most often book us about worn ridges, hips and verges and ceiling stains reported by tenants.

London has a great many flats in converted houses and purpose-built blocks, where the roof is usually a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Ealing as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Responsibility under a lease
  • Asbestos testing of roof sheets or soffits
  • The rest of the building, as a RICS Level 2 or 3 survey would

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey before booking. What a survey covers and doesn’t.

What this survey covers

  • Shared roofs
  • Rented houses
  • Converted houses
  • Gutters and downpipes
  • Blocks of flats
  • Flat roofs on blocks

What you can safely check yourself

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

How the survey works

The aim of the visit is simple: to see as much of the let or shared roof as can safely be seen and record it clearly. Notes and photos go into the written report. It typically takes about one to two hours at a typical home, though large, tall or awkward roofs take more time. From the street, a London terrace normally shows only its front slope or parapet, so a visit in Ealing moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. We inspect each roof as far as it can safely be seen.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

How to prepare

Roofs, chimneys and gutters in Ealing

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Pitzhanger Manor, about 0.1 miles east, is one of the historic houses in the wider area around Ealing. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a shop, office or commercial unit, for example near London Designer Outlet, a dated report on the roof is useful for planning and for any lease discussions. The streets around a church such as St Saviour's Church are frequently among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. For site and facilities teams at buildings such as Ealing Independent College, large buildings have long gutter runs and big roofs that need checking like any other.

Why get it checked now?

Keeping a dated survey on file helps with future planning. Surveying again later shows what has changed which helps with rolling maintenance. In Ealing, as across London, an overflowing gutter soaks the wall below, which can lead to damp inside. A blocked outlet ignored for a winter or two can mean damp walls inside.

How the survey changes by roof type

Gutters and downpipes

Hidden gutters on larger buildings can send water indoors. We give them close attention.

Flat roofs on blocks and rear additions

Flat roofs are common over blocks, extensions and garages. We look for ponding, splits, blisters and tired upstands where we can see them safely.
