  • Structural calculations or an engineer’s report

How a landlord roof survey works in Perivale

We survey let and shared roofs in Perivale and across London and South East England. A visit usually takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. We inspect from the ground, vantage points, the loft space and the roof where it’s safe including by drone where applicable. A written report with photos follows. We survey rented houses, shared roofs and gutters and downpipes, and the problems we’re asked to look at most are flashings that have come away and leaking joints at party walls.

London has a great many flats in converted houses and purpose-built blocks, where the roof is usually a shared part of the building. Whoever looks after the building needs a clear picture of the roof, chimneys and gutters, in Perivale as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.

The report records the let or shared roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

How we price landlord roof surveys

Prices always include VAT. The things that change the price are:

  • Height and safe access
  • Any need for thermal images or a drone flight
  • Whether you choose the Basic, Standard or Premium Survey
  • The shape of the roof and its details

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.

Helping us price your survey

To price your survey accurately, we’ll ask about:

  • The property’s address and postcode
  • The type of building and roof, such as pitched or flat
  • Any photos you have, taken from ground level or a window
  • Where any leaks, stains or damp patches show inside

Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, ring 07833 053749 or email us.

Why act early in Perivale

Relying on what tenants report means relying on what they can see. A ceiling stain often means water has been coming in for some time. A survey looks at the roof itself. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly.

All our prices include VAT. Our price is from £150, including VAT. We confirm the price for your roof before booking.

The survey, step by step

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. In Perivale, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Advice

Practical tips

Some practical points come up on survey after survey. They apply to most roofs:

  • Hold on to old reports to compare later
  • Give residents notice before a survey
  • Book gutter clearing at least once a year
  • Get legal advice on lease responsibilities

If you need to share the findings with leaseholders or a board, the photographs help. We keep the report clear and jargon-light.

Have the roof looked at regularly, not just when it leaks. Many landlords and agents survey their roofs on a rolling basis with gutters cleared every year.

Perivale homes and their roofs

With Pitzhanger Manor about 2 miles south, Perivale sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Landlords with a home close to South Greenford station may find that the gap between tenancies is a good time to have the roof looked at. If you look after a building such as St John Fisher Catholic Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you run a business near London Designer Outlet, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Your questions about landlord roof surveys in Perivale

Do you survey roofs for landlords with property near South Greenford station?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Can parking be tricky for a visit in Perivale?

In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

How long does the survey take?

Most surveys take roughly 1–2 hours for a house, and longer for a block or a building with several roofs. We will confirm the timing as you book.

What does a roof survey cost?

Landlord roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Will you inspect a roof that several owners share?

Yes, shared roofs are a common request. Where a neighbouring roof is not part of the access, we can only see it from vantage points, and the report says so.
