How a pre-purchase roof survey works in Ealing

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. We do not offer a RICS home survey, and ours isn’t a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side. If you’ve noticed quick fixes on flashings and valleys and a ridge or slope that dips, a survey will tell you what’s going on, whatever the roof.

Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, so a property in Ealing might be any of these. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. It records what’s sound as well as what is not.

How we price pre-purchase roof surveys

We confirm the price for the job before booking. This is what makes a difference:

  • Building height and the viewpoints available
  • How many separate roofs there are, like extensions, dormers and garages
  • The type of building, from a house to a block or an office
  • Any need for thermal images or a drone flight

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

What we need to know

There is no need for technical words. It’s enough to let us know:

  • The reason for the survey, like buying, a leak or storm damage
  • Whether there is a loft hatch, a shared roof or tricky access
  • Any marks or damp showing indoors
  • Any photos you have, taken from the ground or a window

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or send us an email.

Pre-purchase roof surveys in Ealing: local notes

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Ealing is one of them, bay roofs, hips and later dormers each have their own details. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. About 0.1 miles east lies Pitzhanger Manor, a reminder of how long the area around Ealing has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

For a London address like Ealing, it’s useful to know about controlled parking before the day. The streets around a church such as St Saviour's Church are often among the oldest in a place, and if yours is one of the older homes nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, from ground level, from windows, in the roof space and by drone where applicable. The survey normally takes about one to two hours for a house, though large, tall or awkward roofs take more time. From the street, a London terrace usually shows only its front slope or parapet, so a visit in Ealing moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, let us know who can let us into the shared parts.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Keep pets out of the way during the survey
  • Make a note of anything you’d like us to look at

What happens if roof problems are left?

When a chain is moving fast, a roof survey can feel like one more delay. Weekend visits are available as well as weekdays, and a Premium report comes the same day, so it can fit around a tight timetable. In Ealing, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Surveys for landlords and agents in Ealing

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant ahead of time.

Ealing: your questions answered

How do I find out if my home in Ealing is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will parking be an issue for a roof survey in Ealing?

It can be, so it is useful to tell us about permits, visitor bays or off-street space as you book. The visit is then planned around what’s available.

Do you inspect the roof from on top?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the loft space, and a drone is part of the Premium Survey where applicable.

Do you work in Ealing?

Yes. We survey roofs across London and South East England, Ealing included.

Is your roof survey a RICS survey?

No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It does not cover the rest of the property, which a RICS survey does.

At what stage of buying should I get the roof surveyed?

The sooner after your offer is accepted, the better. You need the report before you exchange, because after that the roof is yours to deal with.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

When to book a survey in Ealing

A chimney stack stands out in the wind and rain. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. A stack may be shared with the neighbours, which matters if work is needed.

Typical things we’re asked to look at include:

  • Lead that has worked loose at a wall or chimney
  • Cracked flaunching or crumbling chimney pointing
  • Gaps where slates or tiles have come loose
  • Damp timbers or stains in the loft

If you let a flat or house near Ealing Broadway station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Before you book anyone

  • How long the report takes to arrive
  • How they plan to inspect the roof safely
  • Their track record with similar roofs
  • What exactly goes into their report

What a roof survey includes

Different roofs, different checks

Natural slate

Good slate is one of the longest-lasting roof coverings, yet the nails that fix it frequently give out first. When slates start to slip, corroded nails are frequently the reason.

Gutters and parapets

Parapet and box gutters are hidden behind walls and can overflow inside. We check their linings and outlets from wherever is safe.
