Checking the roof from the ground

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

They suit tall buildings, steep or large roofs and roofs that are hard to see from ground level. They’re useful where walking on the roof could damage it or isn’t safe. You get close-up views without anyone setting foot on the roof. Before the visit, we check the address for any airspace restrictions that apply. We will tell you if another approach would work better. We survey tall and steep roofs, flat roofs on upper floors and large and complex roofs, and people most often book us about flashings that have come away and coverings that have slipped high up on the roof.

London roofs sit shoulder to shoulder in terraces and blocks, which makes care around neighbours part of the job. We take care to focus on the roof we have been asked to look at, in Pitshanger as anywhere. Mention access, height and anything unusual about the building as you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

What we do, step by step

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take between one and two hours on an ordinary house, and about three to four hours for a commercial roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.

  1. First comes the address, plus a note of what worries you about the roof.
  2. Airspace restrictions are checked and permission sought where needed.
  3. We assess the conditions and the take-off spot first.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. We email the report with close-up photos and recommendations.

Before we arrive

Drone roof surveys around Pitshanger

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Steep or complicated roofs are often hard to see from the ground, which is where photos from the air and thermal images help. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons.

If your house is among the older ones in the streets near Church of St Barnabas, thin or patchy insulation under an old roof often shows up clearly on a thermal image. Hotels and guest houses near Pitshanger cannot easily close rooms for a leak. As a London address, Pitshanger can be tricky for parking: tell us about permits, visitor bays or off-street space when you book, as a space near the door cannot be promised.

Leave it or get it looked at?

Leaving a slipped slate or a blocked valley can turn a small fault into a leak. Finding them now means less to put right, whatever height the roof is. Many older London roofs have only old felt under the slates, or no underlay at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

What we look for on each type of roof

Chimney stacks

Our drone check of a chimney is visual, and it is not a flue or gas safety check. We will say if a specialist is needed.

Flat roofs on tall buildings

Outlets, edges and roof plant are common problem areas. We photograph them closely, as far as the flight allows.

Common questions in Pitshanger

Does a conservation area affect roof work in Pitshanger?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is parking a problem for a survey in Pitshanger?

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.

What if it is windy or raining on the day?

We do not fly in strong wind or heavy rain. The weather on the day decides whether the drone goes up. If we can’t fly, we will arrange another day.

Do you work in Pitshanger?

Yes. We survey roofs in Pitshanger and the rest of Greater London, as part of our work across London and South East England. For a price, ring 07833 053749 or email us.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.

Do you climb onto every roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed.

Are there drone restrictions in central London?

In some places, only with permission. Hyde Park, the City of London and the Isle of Dogs have restricted areas that need NATS permission. We check each address first.

Useful tips for Pitshanger property owners

A survey works best with a little help from you, before and after. Some tips:

  • Tell next door if the drone will be near their property
  • Mention anything you’ve noticed on the roof
  • Clear a spot on the drive or lawn
  • Move stored items away from the hatch

Your report arrives by email, including the close-up photos taken by the drone. Each finding is explained in plain words, with recommendations prioritised by urgency where relevant.

Every so often, look in the roof space with a torch, keeping to boarded areas. A drone sees the outside, but the loft shows leaks and condensation from below. Photograph anything new.
