Gutter survey in Pitshanger: what you get

We survey gutters and rainwater systems in Pitshanger and right across London and the South East. We inspect everything we can see safely, from ground level, from windows and from the roof space. A visit usually takes about 1–2 hours for a house, with bigger or more complicated roofs taking longer. Afterwards, you get a written report with photos and recommendations. We survey parapet and box gutters, downpipes and valley gutters, and the problems we’re asked to look at most are leaks at the gutter joints and valley or box gutters that overflow inside.

London has a great many flats in converted houses and purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, with the urgent items made clear.

Common roof problems in Pitshanger

Most gutter joints rely on seals or sealant that wear out. Plastic sections expand and contract with the weather so their joints can start to leak. Cast iron joints can corrode and part where the paint has failed.

Here are some of the things we see often:

  • Gutters full of debris and silt
  • Joints that drip after rain
  • Fascia boards damaged by overflowing water
  • Brackets that have dropped or snapped

For site and facilities teams at buildings such as North Ealing Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Choosing a roof surveyor

  • What experience they bring
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What happens after the report arrives
  • What’s outside the scope of the survey

What a roof survey includes

Surveys for landlords and agents in Pitshanger

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or send us an email.

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant.

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Do not climb a ladder to look in the gutters
  • Look for green streaks or damp patches on walls
  • Have overhanging branches cut back
  • Look for new stains on ceilings below valleys after rain

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It is sent to you by email once it’s done.

Deal with drips, sags and loose downpipes early. Left alone, they usually grow and spilled water harms brickwork and woodwork.

What you can safely check yourself

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Pitshanger: your questions answered

Can a landlord with a rental near Castle Bar Park station book a roof survey?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Can parking be tricky for a visit in Pitshanger?

It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we will work around them.

Does the season matter for a gutter survey?

Any time of year works. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

When does the report arrive?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.

Will you check the drains below ground?

No, CCTV drain work is not part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take an hour or two at most homes; commercial roofs usually need 3–4 hours. In a London area like Pitshanger, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at whatever is safely visible from the ground, windows, the loft and, where it is safe, the roof itself.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

How to prepare

  • Make a note of anything you’d like us to look at
  • Tell us about any leaks, stains or damp patches you know of
  • For a flat or shared roof, check access with the building owner or managing agent

Local roofs in Pitshanger

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 1.1 miles south lies Pitzhanger Manor, a reminder of how long the area around Pitshanger has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you own a rental within reach of Castle Bar Park station, the gap between tenancies is a good time to have the roof looked at. If you live in an older home near Church of St Barnabas, its roof may have old fixings, lead flashings and chimneys that need a closer look.
