What a roof survey doesn’t cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether the roof structure meets design loads
  • Defects hidden under coverings or inside walls without opening up
  • Asbestos testing of any kind

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before you book. What a survey covers and does not.

What we check

  • Lead flashings
  • Flat roofs
  • Natural slate
  • The roof space
  • Chimney stacks
  • Ridges, hips and valleys
  • Clay and concrete tiles

Roof survey in Sudbury

We survey roofs in Sudbury and across London and the South East. We carry out surveys on weekdays and at weekends. We are insured for professional indemnity and public liability, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photos and recommendations. Whether it’s a house, a flat or a commercial building, the process is the same. To arrange a survey, call 07833 053749 or use the contact form. We survey ridges, hips and valleys, the roof space and clay and concrete tiles, and the problems we’re asked to look at most are gutters that overflow in heavy rain and flashings that have come away from the wall.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Sudbury are no exception. Lead flashings and shared chimney stacks on these houses need a close look too.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before we arrive

  • Jot down any questions you want answered
  • For flats, make sure roof access has been agreed
  • Unlock side gates and any roof access doors

Roof surveys around Sudbury

The wider area around Sudbury has a long history of building, with Northolt Manor about 2.2 miles west. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

If yours is one of the older homes in the streets near Church of St Andrew, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a shop, office or commercial unit, for example near London Designer Outlet, a roof report helps plan work around trading rather than after a leak. Landlords with a home close to Sudbury & Harrow Road station may find that the gap between tenancies is a good time to have the roof looked at.

Sudbury: your questions answered

Is drone flying allowed in Sudbury?

The answer turns on the exact location and the conditions on the day. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. The flight also waits for calm, dry weather.

How do I find out if my home in Sudbury is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How long does the visit take?

The visit usually takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll confirm what to expect when we arrange the visit.

Do you go up on the roof?

Only when it’s safe. Many roofs can be seen well from windows, vantage points and the loft.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

Do you need to get into the loft?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

What’s covered in a roof inspection?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.

Leave it or get it looked at?

Leaks rarely show up straight away. Insulation, plaster and timber can all be damp before you see a stain. A survey can pick up the early signs from the loft. In Sudbury, as across London, an overflowing gutter soaks the wall below. A small blockage left for a few winters becomes a damp problem.

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. You will know the price for your survey before booking.

What affects the cost of roof surveys

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • Building height and the viewpoints available
  • How many separate roofs there are, like extensions, dormers and garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Roof area

Every price we give includes VAT, and the report isn’t charged as an extra. Roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

What we need to know

A little information up front helps. Please include:

  • Photos of the roof, taken safely from ground level or a window
  • Any marks or damp showing indoors
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Your timetable, like an exchange date

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Keep the report with your property records
  • Move stored items away from the loft hatch
  • Photograph stains when they appear
  • Look for debris in the garden after high winds

Keep the report with your property records. It gives you something to compare against later, and buyers may ask about the roof when you sell.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.

Surveys for landlords and agents in Sudbury

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Tell us about it as you book and we’ll plan the survey around it.
