About our flat roof survey in Sudbury
Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photos so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so please phone 07833 053749 or email us with the address and an idea of the roof’s size. If you’re worried about pools of water lying on the roof and splits, cracks and crazing, we can find out what’s behind it.
Water getting through a flat roof in London can travel under the covering and appear some way from the hole. Upstands against parapets, outlets and the edge where flat meets pitched are common entry points. In a block or conversion in Sudbury, the flat roof is often a shared part of the building.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Leave it or get it looked at?
For a buyer, the best time to learn about a flat roof is before contracts are exchanged. After that, the cost of any work is yours. A report gives you facts to put to the seller or agent. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left unchecked, water soaks into timber and plaster and the damage spreads.
Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

How the survey changes by roof type
GRP fibreglass
GRP roofs can last up to about 30 years when they’re laid well. Hairline cracks over board joints are an early warning we look out for.
EPDM rubber
EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.
When to book a survey in Sudbury
No flat roof covering lasts for ever. Felt roofs often last around 15 to 20 years, EPDM frequently 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.
Most people get in touch when they’ve noticed one of these:
- Water getting in at rooflights
- Blocked or damaged outlets
- Upstands pulling away from walls
- Damaged trims at the roof edge
A roof leak in a hotel or guest house around Sudbury means lost rooms as well as repairs.
Choosing a roof surveyor
- Which parts of the roof they’ll actually see
- Is there a chance to talk the report through?
- Whether VAT is added on top
- When you will get the report
For landlords and managing agents
We survey roofs for landlords and letting agents as well as homeowners. A written report with photos gives you a clear record of the flat roof, which helps you plan work between tenancies.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
Sudbury: your questions answered
Do you look at commercial flat roofs near Sudbury, like hotels?
Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building, and roof access is agreed with you before the visit.
Will parking be an issue for a roof survey in Sudbury?
Sometimes, yes. If Sudbury has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
Do you look in the roof space?
Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.
Which days do you carry out surveys?
Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
How long does the survey take?
That depends on the size and shape of the roof, but most surveys take about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email.
Can you inspect my roof with a drone?
Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Can you survey in bad weather?
Light rain is typically fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.
Flat roof surveys in Sudbury: local notes
Historic houses like Northolt Manor, about 2.2 miles west, show how far back building in the area around Sudbury goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. There are several hotels within about a mile and a half of Sudbury, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use.
For site and facilities teams at buildings such as Sudbury Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you live in an older home near Church of St Andrew, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

What affects the cost of flat roof surveys
When we price a survey, we consider:
- The shape of the roof and its details
- Height and safe access
- If the survey needs thermal imaging or a drone
- The number of roofs, including extensions and garages
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We will tell you which package suits the questions you have.
Helping us price your survey
Some details help us suggest the right survey and price. When you contact us, tell us:
- What’s prompted the survey
- The property’s address and postcode
- When you need the report by
- How the loft is reached, if there is one
A quick phone call is usually the easiest start: call 07833 053749 or email us. You’ll have a price before anything is arranged.
What we do, step by step
A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It typically takes roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. In Sudbury, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- We start with the details: the address, the roof’s use and any leaks or stains.
- The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- We check the rooms or spaces under the roof for staining where we can reach them.
- You get a report with photographs and our recommendations.
Before the survey
- Jot down any questions you want answered
- For a flat or shared roof, check access with the freeholder or managing agent
- Have any paperwork from past roof work to hand
