Sudbury questions

How do I find out if my home in Sudbury is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Can you fly a drone over a roof in Sudbury?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.

Is this an asbestos survey?

No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Are you structural engineers?

No. We point out what can be seen, like sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.

What’s in the survey report?

It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.

Is Sudbury in your area?

Yes. We carry out drone roof surveys in Sudbury, and the service is the same as everywhere else we work.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

How a drone roof survey works in Sudbury

Neighbours’ privacy matters on every flight. The camera stays on your roof, not on neighbouring homes and gardens. If your roof is shared, a word with next door beforehand helps. We survey the roof you’ve asked us to look at. Flights are kept as short as the job allows and focused on the roof in question. We’re often asked to look into coverings that have slipped high up on the roof and damage after a storm that can’t be seen from below, across valleys and parapet gutters, tall and steep roofs and large and complex roofs.

London airspace is busy and tightly controlled: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in Sudbury, the address is checked against all of them, and permission is never taken for granted.

After the visit, you get a report with photographs, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

When to book a survey in Sudbury

Not every roof can take a person’s weight. Older slates and tiles break easily, and some sheet roofs are fragile. A drone lets us see them closely without touching them.

Most people get in touch after spotting one of these:

  • Storm damage on steep or tall roofs
  • Moss and weeds taking hold up top
  • Cracked flaunching or loose chimney pots
  • Ridge and hip pieces working loose

The streets around a church such as Church of St Andrew are often among the oldest in a place, and if you own one of the older houses nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from the air or with a thermal camera helps.

What to check before booking

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether the roof space is looked at, where there is one
  • Whether you can ask questions once you have the report
  • Will the report include photos?

Landlord and commercial surveys in Sudbury

Businesses and commercial landlords can book us too. Larger roofs take longer, and they’re priced for the size.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

What we look for on each type of roof

Chimney stacks

From the air, a lean or a loose pot is easy to see. Each defect is photographed for the report.

Valleys and parapet gutters

When a parapet outlet blocks, water can come inside. Outlets and any debris around them are photographed.

What a drone roof survey looks like in Sudbury

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Sudbury is one of them, bay roofs, hips and later dormers each have their own details. Older coverings on steep or tall roofs are hard to judge from below, so close-up aerial photos and thermal images help. Within a mile and a half or so of Sudbury there are several hotels, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, large roofs are where close-up aerial shots and thermal images show the most at once.

Parking in Sudbury, as in most of London, takes a little planning: let us know about parking bays, permits or a driveway when booking. Historic houses such as Northolt Manor, about 2.2 miles west, show how far back building around Sudbury goes. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition.

Sudbury is about 1 mile south-west of Wembley, in Greater London. Houses, flats, blocks and commercial buildings in Sudbury can all book drone roof surveys. Sudbury is one of the places in Greater London where we work for drone roof surveys. You can also see our page for London.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • Whether you choose the Basic, Standard or Premium Survey
  • The number of roofs, including extensions and garages
  • The use of thermal imaging or a drone
  • Commercial roofs and larger buildings

All our prices include VAT. Drone roof survey starts from £400, including VAT. You’ll know the price for your roof before booking.

What we need to know

You don’t need to know any roofing terms. Just tell us:

  • Where the property is, with the postcode
  • Anything about access we should know
  • What made you get in touch
  • Pictures from the garden or a window, if you have them

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

How the survey works

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where applicable. Most surveys take roughly 1–2 hours at a house, including the airspace and weather checks before take-off. In a London area like Sudbury, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from ground level, windows, the loft and, where it’s safe, the roof itself.

  1. We confirm whether a drone suits your roof.
  2. A visit is booked for a weekday, Saturday or Sunday, weather permitting.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. Where there’s safe access, we check the loft as well.
  5. The report sets out what we found, with photos and recommendations.

Before we arrive

  • Tell us about any leaks, stains or damp patches you know of
  • Have any questions written down, so nothing gets missed
  • Find any records of previous roof work

What we can’t see

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • Flying in a flight restriction zone without the airport’s permission
  • What’s under the slates, tiles or felt
  • Flights in strong wind or a downpour
