About our storm damage roof report in Sudbury

A storm damage roof report is an independent record of the damage to your roof after a storm. We record each area of damage, photograph it and note the likely cause. It is yours to pass to your insurer. Insurers decide claims on their own policy wording. We aren’t loss adjusters and cannot say whether a claim will be paid. We’re often asked to look into loose or broken chimney pots and cowls and lifted or missing ridge and hip tiles, across flat roofs, slate and tile slopes and gutters and fascias.

In a London flat, water can travel some way before it shows. Tracing it back matters, both for dealing with the cause and for any insurance claim. In Sudbury, we inspect what we can reach safely and are given access to. Tell us when the water shows, and in what kind of weather.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

What a storm damage roof report does not cover

To be straight with you, there are limits to any roof survey:

  • Whether your insurer will pay the claim
  • How your policy defines a storm
  • Areas we can’t see safely

If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey. What our survey covers.

Roof types and parts we check

  • Chimney stacks
  • Flashings
  • Ridges and hips
  • Flat roofs
  • Slate and tile slopes
  • Gutters and fascias

What we are asked to look at in Sudbury

Flat roofs can be damaged too. Wind can lift edges and tear coverings, and blocked outlets can leave water ponding after heavy rain. Our report covers flat and pitched roofs.

Here are some of the things we see often:

  • Loose or torn flashings
  • Damaged gutters and fascias
  • Water coming in after the storm
  • Slipped or missing slates or tiles

Homes near green spaces such as Preston Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

What to check before booking

  • Whether you get a written report with photos
  • What follow-up you get after the report
  • Whether VAT is added on top
  • What they will not be able to tell you

What a roof survey includes

Why act early in Sudbury

With an independent report, you have something specific to show your insurer. It records the damage and what seems to have caused it, so you are not relying only on your own photos. London’s older roofs frequently have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Why choose Independent Roof Survey in Sudbury

  • 98% customer satisfaction
  • Weekday and weekend surveys
  • Clear package prices, with VAT included
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

What affects the price in Sudbury

When we price a survey, we consider:

  • The size of the roof
  • Extensions, dormers and garages with roofs of their own
  • Commercial roofs and larger buildings
  • Chimneys, valleys, parapets and other details

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the exact price before booking.

Getting in touch

To price your survey accurately, we’ll ask about:

  • Where the property is, with the postcode
  • Photos of the roof, taken safely from the ground or a window
  • Any marks or damp showing indoors
  • Dates you’re working to, such as exchange

Unsure which package suits your roof? The easiest way is to call 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We’ll talk you through the options and what they cost.

FAQs for Sudbury

Is Sudbury in the area you cover?

Yes, Sudbury is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Is my home in Sudbury listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you need to get into the loft?

Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

How long will you be at the property?

That depends on the size and shape of the roof, but most surveys take about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. The report is sent afterwards by email.

Do you climb onto every roof?

Only when it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.

My storm claim was turned down. What now?

Start by complaining to the insurer. The Financial Ombudsman Service may look at it if that does not resolve it. The Ombudsman asks about storm conditions, whether the damage is consistent with a storm and whether the storm was the main cause.

What happens on the day

Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two for most houses, and more on a big or complicated roof. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know as you book.

  1. You let us know what happened and whether a roofer has made the roof safe.
  2. Inside, we look for signs of water in the loft and rooms below.
  3. We view the roof from safe positions.
  4. Storm damage and older wear are recorded separately where we can.
  5. You receive the written report with photographs.

Preparing for the visit

  • Clear the way to the loft hatch
  • Unlock side gates and any roof access doors
  • Keep pets in another room

How the survey changes by roof type

Lead flashings

Flashings can lift or pull away from walls and chimneys in strong winds. We record which are loose or damaged.

Flat roof coverings

On flat roofs, storms can lift edges and tear membranes. Damage is photographed and described.

Leaks and storm damage in Sudbury

Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Each of these roof types has its own typical places for water to get in. With Northolt Manor about 2.2 miles west, Sudbury sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

For site and facilities teams at buildings such as Sudbury Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. Landlords with a home close to Sudbury & Harrow Road station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.
