How a storm damage roof report works in Greenford

Wear and tear is normally excluded from home insurance. That makes the difference between storm damage and old wear important. We note signs of each: recent damage alongside any older defects, like nail fatigue on slates or eroded pointing. We give an honest view of what we see. How the policy applies is for your insurer to decide. Common reasons to book are flashings pulled away from walls or stacks and gaps where slates or tiles have gone, across flashings, flat roofs and chimney stacks.

In a London flat, water can travel some way before it shows, sometimes in a different flat from the one below the defect. Tracing it back matters, both for dealing with the cause and for any insurance claim. We check what we’re given access to in Greenford, inside and out. It’s useful to know when the water appears and in what weather.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

What a survey costs

Prices always include VAT. The things that change the price are:

  • The shape of the roof and its details
  • Whether thermal imaging or a drone is needed
  • Extensions, dormers and garages with roofs of their own
  • Roof area

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Getting in touch

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • Where any leaks, stains or damp patches show inside
  • Photos of the roof, taken safely from the ground or a window
  • Your timetable, such as an exchange date
  • The style of property, from a terrace to a block

Booking is simple: just call 07833 053749 or email us, tell us about the property and we will explain which survey suits. The price is agreed up front.

How it works

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes about one to two hours for a house, while a commercial roof takes nearer three to four hours. In a London area like Greenford, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at everything that’s safely in view from the ground, windows, the loft and, where it is safe, the roof itself.

  1. We start with the details: when the storm hit and what damage you can see.
  2. The roof is looked at from ground level, from windows and from the loft space where it is safe.
  3. Each area of damage is photographed and described.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. You get a written report you can pass to your insurer.

Before the survey

  • Leave a clear route to the loft
  • Have keys ready for side gates, garages or roof access doors
  • Make a note of anything you’d like us to look at

How to book

Unsure which package suits your roof? The easiest way is to call 07833 053749 or send us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.

Landlord and commercial surveys in Greenford

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

Practical tips

These tips come from what we see on roofs every week, before and after a survey:

  • Photograph the damage safely from below
  • Note the date and time you first saw the damage
  • Look at what your policy says about wear and tear
  • Keep any slates, tiles or debris that fall, if it’s safe to do so

Your insurer may send a loss adjuster to look at the damage. You’ll have your own independent record to refer to.

A well-maintained roof stands up to storms better. Fix slipped slates, loose ridges and lifted flashings when you spot them.

Common questions in Greenford

Is parking a problem for a survey in Greenford?

It can be, so it helps to tell us about permits, visitor bays or off-street space when booking. The visit is then planned around what’s available.

Do you carry out roof surveys in Greenford?

Yes, Greenford is within the area we cover. We survey roofs across London and the South East. You can ring 07833 053749 or use the contact form with the address and a few details, and we’ll talk through which survey suits.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What if the roof was already worn?

Wear and tear is typically excluded from home insurance. Our report records storm damage and any older wear we see, so it’s clear what we found. How the policy applies is up to your insurer.

What do I do if water is coming in?

A roofer should handle temporary protection. If it’s safe, take photos before it goes on. Our report then records the roof.

Are you loss adjusters?

No. We are not loss adjusters and don’t act for you with the insurer. We provide an independent record of the roof for you to send to your insurer.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps.

Wind, rain and roofs in Greenford

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Greenford is one of them, bay roofs, hips and later dormers each have their own details. Different coverings let water in at different points, which shapes where the search starts. About 1 mile north-west lies Northolt Manor, a reminder of how long the area around Greenford has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Shop and office owners around London Designer Outlet may find that a quick answer on where water is coming in keeps a business running. The streets around a church such as Parish Church of the Holy Cross (old Church) are often among the oldest in a place, and if you own one of the older houses nearby, lead flashings, valleys and old chimneys are typical places for water to get in. Trees in and around Northala Fields shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Checking the roof from the ground

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Why it’s worth a survey now in Greenford

It helps to get a record soon after the storm, while the damage is fresh. Later weather and temporary repairs can make it harder to see what happened. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.
