Storm damage roof reports for homes and businesses in Northolt

After a storm, it helps to have a clear record of what happened to your roof. We photograph the damage, describe it and note whether it fits storm damage, older wear or both. We are not loss adjusters and can’t tell you if your claim will succeed. What you get is an independent view of the roof’s condition. We are often asked to look into slipped or missing slates or tiles and new damp or leaks inside, on gutters and fascias, slate and tile slopes and chimney stacks.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. In Northolt, we inspect what we can reach safely and are given access to. Tell us when the water shows, and in what kind of weather.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Leave it or get it looked at?

It helps to get a record soon after the storm, while the damage is fresh. Further storms and quick fixes can make the picture less clear. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is often older than it looks.

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. We confirm the price for the job before you book.

Northolt: your questions answered

Do you cover Northolt?

Yes, Northolt is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is my home in Northolt listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you go up on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.

What if the roof was already worn?

Most policies do not cover wear and tear. Our report records storm damage and any older wear we see, so it’s clear what we found. Your insurer decides how its policy applies.

Are you loss adjusters?

No. We aren’t loss adjusters and do not act for you with the insurer. We give you an independent report of the damage, which you can pass to your insurer.

How long will you be at the property?

That depends on the size and shape of the roof; most visits take about 1–2 hours on an ordinary house, and more on a big or complicated roof. The written report follows by email.

Does someone need to be in?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we will agree the details as you book.

What happens on the day

Once we’ve finished looking, we write up our findings in a report with photographs, sent to you by email. As for time on site, most surveys take about one to two hours for most homes, depending on how much of the roof was hit. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. We start with the details: when the storm hit and what damage you can see.
  2. The roof is looked at from the ground, from windows and from the roof space where it’s safe.
  3. Each area of damage is photographed and described.
  4. The likely cause is recorded, along with any evidence of older wear.
  5. The findings are written up with photos for you to share with your insurer.

Before we arrive

  • Buyers: confirm access with the estate agent or seller
  • Leave a clear route to the loft
  • Make sure pets are kept safely away

Leaks and storm damage in Northolt

About 0.3 miles south lies Northolt Manor, a reminder of how long the area around Northolt has been built on. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the roof type helps narrow down where water may be getting in.

If you live in an older home near St Richard's Church, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. Shop and office owners around St. George's Shopping Centre may find that a leak can close part of a shop or office, so finding the cause quickly matters. Landlords with a home close to Northolt Park station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • The outcome of a claim
  • Repair costs or quotes for the work
  • Acting for you with the insurer

If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey. What our survey covers.

What this survey covers

  • Flat roofs
  • Slate and tile slopes
  • Flashings
  • Gutters and fascias
  • Ridges and hips
  • Chimney stacks

Different roofs, different checks

Chimney stacks

Wind can pull the flashings away from a chimney. We photograph any we find.

Ridge and hip tiles

Ridge tiles bedded in old mortar can loosen in high winds. We note whether the mortar looks recently broken or long worn.

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Take photos of stains and damp inside
  • Check your policy for how to report damage
  • File receipts for anything you pay for
  • Don’t go onto the roof to take pictures

You get the report by email and pass it to your insurer yourself. It is your record to use.

Have overhanging branches looked at by a tree surgeon. They can damage the roof in high winds.
