Landlords, agents and block managers in Northolt
Letting agents can arrange access with tenants. Surveys run on weekdays and at weekends, which helps when tenants work during the week.
An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
How a thermal roof survey works in Northolt
Thermal imaging is part of our Premium Survey, which starts from £400. It also includes a drone inspection where it applies, a structural analysis and a same-day report. An in-person consultation and a 12-month follow-up are included too. You can phone 07833 053749 or use the contact form with the address and a note of what you’ve noticed. For big commercial roofs, we quote on size and access. We survey commercial roofs, flat roofs and insulated roof spaces, and people most often book us about wet areas near outlets and upstands and missing or slipped insulation.
London airspace is busy and tightly controlled: restriction zones surround Heathrow, London City Airport and London Heliport, and Hyde Park, the City of London and the Isle of Dogs have restricted areas of their own. Every address in Northolt is checked before any drone flight, and where permission is needed, the flight waits for it.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

When you need someone else
Some things cannot be seen without opening up the roof, so a survey has limits:
- Confirming water without moisture readings
- An energy rating for the building
- What’s inside walls or under coverings, without opening up
If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey before you book. The full list of what we check.
What we look at
- Loft conversions
- Commercial roofs
- Insulated roof spaces
- Ceilings below the roof
- Pitched roof slopes
- Flat roofs
What happens if roof problems are left?
Before replacing a large flat roof, it is useful to know how much of it is actually wet. Thermal imaging, checked with moisture readings, gives a clearer picture before you commit. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £400, including VAT.

DIY checks: what’s safe
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
What we do, step by step
We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. London terraces rarely offer a view of the whole roof from one spot, so a visit in Northolt moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.
- First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
- We carry out a visual inspection of the roof from wherever it can safely be seen.
- We take thermal images of the roof to pick up temperature patterns.
- We check the patterns that stand out with moisture readings where there is safe access.
- We write up the thermal images alongside ordinary photos and recommendations.
Preparing for the visit
- Make sure the loft hatch can be reached
- Find any records of previous roof work
- If you’re buying, check with the agent that we can get in

Advice
Your questions about thermal roof surveys in Northolt
Can you fly a drone over a roof in Northolt?
That depends on where the roof is and on the weather. RAF Northolt is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. A small drone can’t fly safely in strong wind or heavy rain.
Is my home in Northolt listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
How soon will I get the report?
That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.
How many surveys have you done?
We have more than 20 years’ experience and have carried out more than 5,000 surveys.
Is Northolt in your area?
Yes. Our area covers London and South East England, Northolt included.
Can you survey at the weekend?
Surveys run seven days a week. To find a day that suits you, phone 07833 053749 or email us.
How the survey changes by roof type
Felt and asphalt flat roofs
Felt and asphalt sit tight to the layers below, which often helps the camera pick up differences. Any patterns are checked with moisture readings.
Single-ply and EPDM roofs
Single-ply PVC, TPO and EPDM roofs are often laid over insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.
Thermal roof surveys around Northolt
Historic houses like Northolt Manor, about 0.3 miles south, show how far back building in the area around Northolt goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Many roofs like these can’t be judged properly from the pavement, and that is where a view from above or a thermal image earns its place.
For businesses in and around places like St. George's Shopping Centre, thermal images can show trapped moisture across a wide commercial roof. Anyone responsible for a site like Willow Tree Primary School will know that a view from above covers a wide roof far faster than walking it. If you live in an older home near St Richard's Church, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help.
