How a roof survey works in Northolt
Our roof surveys cover Northolt and the wider South East. We carry out surveys on weekdays and at weekends. We are insured for professional indemnity and public liability. Each survey ends with a written report, emailed with photos and recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, call 07833 053749 or use the contact form. Common reasons to book are ponding, splits or blisters on flat roofs and lifted, split or missing lead flashings, across lead flashings, chimney stacks and flat roofs.
London has a great many flats in converted houses and purpose-built blocks, so roofs are often shared between several households. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Northolt as anywhere. Leaks from a shared roof rarely affect just one home. A report gives everyone the same picture to plan from, with photographs.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What we look for on each type of roof
Natural slate
Many Victorian and Edwardian houses have slate roofs. Where several slates have slipped, the cause is often nail fatigue, which we describe in the report.
Lead flashings and valleys
Most leaks begin at a joint rather than the middle of a slope. That is why we check them closely.

What a roof survey does not cover
To be straight with you, there are limits to any roof survey:
- Confirmation of asbestos in soffits or cement sheets
- What’s under the slates, tiles or felt
- Structural calculations (that’s a structural engineer’s job)
If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey before you book. What our survey covers.
What we check
- Ridges, hips and valleys
- Flat roofs
- Lead flashings
- Clay and concrete tiles
- Chimney stacks
- The roof space
- Natural slate
Tips from our surveys
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Don’t climb onto the roof yourself
- Make sure we can open the loft hatch
- Mention any flat roofs as well as the main roof
- Watch for slipped slates after bad weather
Keep the report with your property records. It’s a useful baseline for future surveys, and buyers may ask about the roof when you sell.
Keep the roof space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Check insulation doesn’t block the airflow at the eaves.
The survey, step by step
The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes roughly 1–2 hours at most homes, and more on a big or complicated roof. From the street, a London terrace usually shows only its front slope or parapet, so a visit in Northolt moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Tell us who holds the keys.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
Preparing for the visit
- Mention any parking restrictions on your street
- Gather any invoices or paperwork from past roof work
- Check the loft hatch can be reached

Historic houses such as Northolt Manor, about 0.3 miles south, show how far back building in the area around Northolt goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
If you let a flat or house near Northolt Park station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. What happens if roof problems are left?
Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Finding it early keeps the work smaller. In Northolt, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when booking.
Can a landlord with a rental near Northolt Park station book a roof survey?
Of course. We just need to know who will give access, and we can send the report to you or your agent.

All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.
