Flat roof surveys for homes and businesses in Northolt
A flat roof leak often travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, with photographs of anything that could be letting water in. A roofer can then start from a clear picture of the problem. If you are worried about edge trims that have lifted or split and outlets choked with leaves and silt, a survey will tell you what’s going on.
Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. Coverings range from felt and asphalt to EPDM rubber, GRP fibreglass and single-ply membranes, and each fails in its own way. Which one is on a roof in Northolt shapes how it’s checked. Older flat roofs are frequently felt or asphalt, newer ones rubber or GRP.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Practical tips
Small things make a difference. Our tips:
- Treat rooflights and old sheeting as fragile
- Ask whoever fits equipment on the roof to make good the covering
- Note where water lies after a downpour
- File the paperwork for the roof and any repairs
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.
Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that is looked after between surveys usually lasts longer.
Northolt questions
Does a conservation area affect roof work in Northolt?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is parking a problem for a survey in Northolt?
In much of London, parking needs planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when booking.
What does a roof survey cost?
Flat roof survey starts from £150, including VAT. We confirm the exact price before you book, and it depends on the roof’s size, access and the package you choose. For a price, phone 07833 053749 or email us.
Can you tell me how long my flat roof will last?
We do not give a fixed number of years, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.
What do I do with the report?
You’ll get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.
Will you walk on the flat roof?
Where it’s safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and we note any area we couldn’t see. Fragile surfaces are never walked on.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
Should I look at the roof myself first?
The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
Why get it checked now?
If you are buying, find out about the flat roof before you exchange. Once you’ve exchanged, any work on the roof is down to you. A report gives you facts to put to the seller or agent. In Northolt, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

The survey, step by step
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. If you have questions on the day, just ask. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us as you book.
- First we go through the roof, what’s beneath it and any problems so far.
- We look at the roof from ground level, windows and the roof where it is safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
How to prepare
- Keep pets out of the way during the survey
- Point out any leaks or damp patches
- Buyers: confirm access with the estate agent or seller

Flat roof surveys around Northolt
Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. The wider area around Northolt has a long history of building, with Northolt Manor about 0.3 miles south. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
As a London address, Northolt can be tricky for parking: tell us about permits, visitor bays or off-street space as you book. Take an older house close to St Richard's Church: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you run a business near St. George's Shopping Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling.

What this survey can’t tell you
It’s a careful look at the flat roof, not the whole story. The main limits are:
- A promise that the roof will not leak in future
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
- Testing older roof sheets for asbestos
