Roof leak investigation in Wembley, Greater London
Roof leak investigations in Wembley, backed by more than 20 years’ experience. Every survey ends with a written report and photographs.
- Stains around a skylight
- Wet patches on loft insulation
- Condensation that looks like a leak
Before and after the survey
Most of what helps is simple and safe from ground level. Our suggestions:
- Note the weather when the leak shows
- Keep water away from lights and sockets
- Put a bucket under the drip and move valuables
- Mention any plumbing above the damp area
Your report arrives by email, with photos of what we found. It sets out where we believe the water is getting in, how it’s travelling and what needs attention. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Keep gutters, valleys and outlets clear, particularly in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Leave the clearing to someone with the right equipment.
Roof leak investigation in Wembley: what you get
Roof leaks rarely show up where you’d expect. Water often travels along timbers or underlay before it finds a way down, so the stain on your ceiling is seldom right under the hole. Our leak investigation traces it back. A repair aimed only at the stain can miss the cause entirely. Tracing the route first means any work can be aimed at the right place. We survey flat roof details, chimney stacks and valleys and parapet gutters, and people most frequently book us about water dripping from rafters or underlay and damp ceilings under a flat roof.
London’s Victorian and Edwardian roofs have frequently been repaired many times. Insurers normally exclude wear and tear, so it is useful to know whether damage is old or new. That’s as true in Wembley as anywhere in London. A written record with photographs helps you explain what was found to whoever deals with it next.
The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

When you need someone else
Every survey has limits, and it is better to know them up front. Bear these in mind:
- Leaks from plumbing, tanks or pipework rather than the roof
- Whether rotten timbers meet design loads
- The repair itself (the investigation finds and reports the cause)
If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. The full list of what we check.

Leaks and storm damage in Wembley
In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Each of these roof types has its own typical places for water to get in. Northolt Manor, about 3.4 miles west, is one of the historic houses in the wider area around Wembley. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
For site and facilities teams at buildings such as Wembley Primary School, tracing a leak on a big roof starts with where the water appears and works back. For an older house near a landmark like St Augustine, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. Trees in and around Preston Park shed leaves that can end up in nearby gutters.

Your questions about roof leak investigations in Wembley
Is my home in Wembley listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Wembley in the area you cover?
We do. Every survey there gets the same written report with photographs.
How long does a roof leak investigation take?
The visit usually takes roughly 1–2 hours on an ordinary house, and longer for a large or complex roof. We will give you an idea of timing when booking.
Are you structural engineers?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.
Will you check the loft?
Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed as you book.
Are you insured?
We are covered by professional indemnity and public liability insurance.
How we price roof leak investigations
When we price a survey, we consider:
- The use of thermal imaging or a drone
- How complicated the roof is, with its valleys, chimneys and parapets
- The roof’s overall size
- Basic, Standard or Premium
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.
Helping us price your survey
Before you get in touch, it helps to have:
- Any stains, drips or damp patches you’ve seen indoors
- Dates you’re working to, like exchange
- What’s prompted the survey
- Access details, like a loft hatch or a shared roof
When you are ready to go ahead, ring 07833 053749 or use the contact form. We will suggest a package, agree the price and find a date, weekday or weekend.
What happens on the day
The aim of the visit is simple: to look at the leaking roof as closely as is safe and record what we find. Notes and photographs go into the written report. It typically takes about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.
- We start with what you’ve seen: where the stain is and when it gets worse.
- We check the stain, the ceiling and the loft above it.
- Outside, we check every likely route in.
- Where it helps, we take moisture readings and use thermal imaging.
- You receive a written report with photos showing the likely source and what needs attention.
Before the survey
- Keep pets out of the way during the survey
- For a flat or shared roof, check access with the building owner or managing agent
- Jot down any questions you want answered

Different roofs, different checks
Chimney stacks
Damp on a chimney breast inside often starts at the top of the stack. Unused flues with open pots can let rain straight in.
Lead flashings
Lead flashings seal the joints at chimneys, walls and dormers. We check for lead that has lifted, split or slipped, and for flashings that have been patched with bitumen.
Checking the roof from the ground
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
