When you need someone else

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Faults hidden behind ceilings or boarding
  • Water from pipes, tanks or heating systems
  • The repair itself (the investigation finds and reports the cause)

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

What we check

  • Lead flashings
  • Slate and tile slopes
  • Rooflights and dormers
  • Flat roof details
  • Chimney stacks
  • The roof space
  • Valleys and parapet gutters

Roof leak investigation in Tokyngton: what you get

Most roof leaks start at a joint rather than the middle of a slope. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. We check each likely route and we follow where the evidence leads. Chimneys, dormers and roof lights each add joints of their own. We look at all of them, from each safe vantage point. We are often asked to look into staining around the chimney inside and ceiling stains that grow after rain, across the roof space, chimney stacks and lead flashings.

London’s Victorian and Edwardian roofs have often been repaired many times. Insurers typically exclude wear and tear, so it helps to know whether damage is old or new. That’s as true in Tokyngton as anywhere in London. A written record with photographs helps you explain what was found to whoever deals with it next.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

How the survey changes by roof type

Lead flashings

Mortar fillets are sometimes used instead of lead. Fillets crack and pull away over time, letting rain run behind the joint.

Chimney stacks

Water that gets in at the top can show up lower down. Unused flues with open pots can let rain straight in.

Tokyngton roofs and the weather

The wider area around Tokyngton has a long history of building, with Pitzhanger Manor about 2.8 miles south-west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. The covering and its details give the first clues when tracing where water is coming from.

For an older house near a landmark such as St Michael the Archangel, old mortar, worn lead and slipped slates are the usual suspects when water gets in. Landlords with a home close to Stonebridge Park station may find that tracing a leak quickly matters when a tenant is living with it. If you live near a park like St. Raphael's Edible Garden, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

The survey, step by step

Every roof is different; as a rough guide, the survey takes about one to two hours for most houses; commercial roofs usually need 3–4 hours. You’re welcome to ask questions while we are there. For a visit in Tokyngton, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from the ground, from windows, from inside the roof space and from the roof where it is safe.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. From the roof space, we trace the water’s route where there is safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. We email a written report showing where the water most likely gets in.

Tips from our surveys

You don’t need to be a roofer to help. What helps most:

  • Let us know what has already been tried
  • Protect furniture and flooring under the leak
  • Record whether it leaks in every downpour or only some
  • Make sure the loft is accessible

If condensation is the cause, we explain it, with recommendations on ventilation. It saves chasing a leak that is not there.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.

DIY checks: what’s safe

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Tokyngton: your questions answered

Is my home in Tokyngton listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is Tokyngton in the area you cover?

We do. The survey and report are the same in Tokyngton as anywhere else, and visits run on weekdays and weekends.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

Can a leak be traced on a dry day?

In most cases, yes. Damp materials can be found without rain. For leaks that only happen in certain storms, we report the most likely routes.

What happens after the survey?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Is the repair included in the leak investigation?

A leak investigation finds and reports the likely source. The repair itself is a separate job. The report shows where the water gets in and what should be done, which whoever carries out the work can follow.

Will you walk on the roof?

Only where it is safe to do so. We check everything that can be seen safely: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.
