Wembley Chimney Survey
An experienced roof surveyor for chimney surveys in Wembley. More than 20 years and over 5,000 surveys.
- Disused chimneys trapping moisture
- Damp patches on chimney breasts
- Signs that a stack is leaning
What affects the cost of chimney surveys
Every roof is different, so prices are confirmed before booking. These are the things that affect it:
- Building height and the viewpoints available
- The package you choose: Basic, Standard or Premium
- Roof area
- How complicated the roof is, with its valleys, chimneys and parapets
Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for the job before booking.
What we need to know
The more you let us know, the easier it is to price the survey. When you get in touch, it helps to mention:
- Your postcode, so we can check access and travel
- Access details, such as a loft hatch or a shared roof
- The kind of building and roof involved
- Photos of the roof, taken safely from the ground or a window
Getting a price is simple: just phone 07833 053749 or email us, tell us about the property and we will point you to the right survey. We confirm the price before anything is booked.
About our chimney survey in Wembley
If you are buying a home with chimneys, it’s worth knowing their condition before you exchange. On older stacks, we frequently find cracked flaunching, loose flashings and worn pointing. You get photographs and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. Typical surveys look at spalled or crumbling bricks and lifted or split lead flashings, across brick chimney stacks, chimney breasts and chimney pots and cowls.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Wembley has one, it needs checking from somewhere that can actually see it.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Other services in Wembley
Landlords, agents and block managers in Wembley
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time.
An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.
What we can’t see
A survey is a close look at the chimney stack, but it cannot do everything. Its limits include:
- Hidden sides of a shared stack
- Hidden damage within the stack
- A structural engineer’s assessment
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before booking. The full list of what we check.

Common questions in Wembley
Do you survey roofs for landlords with property near North Wembley station?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Is my home in Wembley listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Should a redundant chimney be removed?
A redundant chimney needs looking after like any other. If it is capped without ventilation, damp can build up inside. Our survey records its condition and how it is capped, so you can decide with a builder what to do.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
How do I book a survey in Wembley?
Just phone 07833 053749 or drop us an email. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Different roofs, different checks
Lead flashings
Over time, lead can lift or come away from the brickwork. We photograph any we find that look loose or damaged.
Chimney pots and cowls
Pots sit in the flaunching on top of the stack, and cowls or caps sit on the pots. The survey looks for cracked, loose or missing pots and cowls.
The survey, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for most homes, a little longer where there are several stacks. You are welcome to ask questions while we are there. In Wembley, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- We look at the flaunching and pots on every stack.
- We note the brickwork, pointing and any sign of leaning.
- The report explains the condition and which work is most urgent.
How to prepare
- Let us know about parking near the property
- Dig out any old roof reports or invoices
- For flats, check roof access has been agreed
Arrange a survey
A quick phone call is normally the easiest start: phone 07833 053749 or email us and we will ask a few questions about the roof. You’ll have a price before anything is arranged.

Chimney surveys in Wembley: local notes
Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Northolt Manor, about 3.4 miles west, is one of the historic houses in the wider area around Wembley. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
If you look after a shop, office or commercial unit, for example near London Designer Outlet, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Homes near green spaces such as Preston Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. If you live in an older home near St Augustine, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Tips that help
Over many surveys, some simple habits stand out as worth the effort:
- Book a sweep for flues that are in use
- Do not use a ladder to reach the stack yourself
- Note any damp on chimney breasts and when it appears
- Check that disused chimneys can still breathe
If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it’s on from the viewpoints we used.
Look at your chimneys from the ground now and then, particularly after strong winds. Binoculars help you spot loose pots, missing mortar or lifted flashings.
