Chimney surveys in Wembley Park

How a chimney survey works in Wembley Park

We inspect chimneys from wherever they can be seen safely: from the ground, from windows and vantage points, and from the loft where there is access. A drone inspection is part of our Premium Survey where it applies. If we can’t see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. We survey chimney pots and cowls, brick chimney stacks and shared and party-wall stacks, and common reasons people get in touch are a stack that appears to lean and mortar washing out of the joints.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Wembley Park, as across London, that’s why a roof needs a proper look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a careful look too.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Practical tips

Nothing here needs a ladder. Our suggestions:

  • Keep the report to compare against at the next survey
  • Never climb onto the roof to look at a chimney
  • Keep track of stains on chimney breasts
  • Ask about consent before removing a chimney on an older property

Where another specialist is needed, such as a structural engineer or sweep, we explain why. That helps you brief them.

Get small mortar repairs done while they’re small. Small repairs now can save bigger work later.

What we look for on each type of roof

Chimney pots and cowls

Each pot is bedded into the flaunching, often with a cowl or cap on top. We check that they look secure and undamaged.

Rendered stacks

Cracked render can let water in and trap it behind. We record any cracking and where it is.

Rented homes, blocks and businesses

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the visit with that in mind.

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or send us an email.

What we do, step by step

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes about one to two hours at a house, as part of a look at the roof around the stack. London terraces rarely offer a view of the whole roof from one spot, so a visit in Wembley Park moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. If other people live in the building, tell us who can let us into the shared parts.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Before we arrive

  • Let us know about any leaks, stains or damp patches you know of
  • Dig out any old roof reports or invoices
  • If the roof is shared, arrange access with whoever manages the building

Can I check my roof myself?

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Wembley Park questions

I let a flat near Wembley Stadium station. Can you check the roof?

Yes, rented property is part of what we cover. Just phone 07833 053749 or email us and let us know about the building.

Does a conservation area affect roof work in Wembley Park?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.

Do you inspect shared chimneys?

Yes. Many houses share stacks with a neighbour. We survey what we can see safely, and note anything that seems to involve next door.

Can you survey in bad weather?

Light rain is normally fine; heavy rain and wind are different. Strong wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Are you structural engineers?

No. We’re roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Do you use drones?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Prices for chimney surveys in Wembley Park

When we price a survey, we consider:

  • How big the roof is
  • Features like valleys, chimneys, dormers and parapets
  • Commercial roofs and larger buildings
  • Any need for thermal images or a drone flight

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you’d like to know.

Getting in touch

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • The type of building and roof, such as pitched or flat
  • Where any leaks, stains or damp patches show inside
  • Your timetable, such as an exchange date
  • The address and postcode of the property

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To send them or to book, call 07833 053749 or drop us an email.

Roofs, chimneys and gutters in Wembley Park

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Wembley Park is one of them, bay roofs, hips and later dormers each have their own details. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Pitzhanger Manor about 3.8 miles south, Wembley Park sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to St Augustine: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Living close to St. Raphael's Edible Garden is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. Anyone responsible for a site like Michaela Community School will know that a written record of a large roof helps plan work for the holidays rather than in term time.
