Chimney survey in Neasden

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We check whatever is safely visible and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. Everything is written up with photos and our recommendations. If you are worried about damp patches on chimney breasts and disused chimneys trapping moisture, we can find out what’s behind it, whatever the roof.

Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Neasden has one, it needs checking from somewhere that can actually see it.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book, as it helps us focus the survey.

FAQs for Neasden

Can parking be tricky for a visit in Neasden?

Parking in Neasden, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

Does a conservation area affect roof work in Neasden?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Does the weather affect the survey?

Light rain is usually fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.

Do you take photos of the roof?

Yes. We photograph the roof as we go, and the report uses them to show each finding.

What’s in the survey report?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. The most urgent items are made clear.

Is a chimney survey the same as a flue inspection?

No. We survey the stack and its weathering, not the flue. For the flue, you will need a sweep or, for gas, a Gas Safe registered engineer.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

Practical tips

Some practical points come up on survey after survey. They apply to most roofs:

  • Never climb onto the roof to look at a chimney
  • Note any damp on chimney breasts and when it appears
  • Use the report as a baseline for future checks
  • Look at the chimneys with binoculars after a storm

After the visit, we write up the report with photographs of each stack. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Look at your chimneys from ground level now and then, particularly after strong winds. With binoculars, you can often see cracked flaunching or lifted lead.

Do you need a chimney survey in Neasden?

Flaunching is the mortar bed that holds the pots and throws water off the top. Once it cracks, water gets in and frost makes the cracks bigger. Loose pots can follow.

These are some of the problems a survey can pick up:

  • Bricks with flaking faces
  • Eroded joints in the brickwork
  • Disused chimneys trapping moisture
  • Cracked or missing flaunching

For businesses in and around places like London Designer Outlet, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a roof survey includes

How we price chimney surveys

We confirm the exact price before you book. This is what makes a difference:

  • Commercial roofs and larger buildings
  • The package you choose: Basic, Standard or Premium
  • How many separate roofs there are, such as extensions, dormers and garages
  • The height of the building and how the roof can be seen safely

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • Any marks or damp showing indoors
  • Any deadline, like an exchange date
  • Pictures from the garden or a window, if you have them
  • The reason for the survey, such as buying, a leak or storm damage

Most bookings start with a short call: ring 07833 053749 or drop us an email and we will ask a few questions about the roof. You will have a price before anything is arranged.

How it works

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes an hour or two at a house, as part of a look at the roof around the stack. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. We inspect each stack from safe viewpoints outside.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. You get a written report with photos and our recommendations.

How to prepare

  • Have keys ready for side gates, garages or roof access doors
  • Let us know about parking before the day
  • Note where any stains or damp appear

Advice

What we cannot see

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Whether a stack needs rebuilding on structural grounds
  • Whether the flue is safe to use
  • Areas we can’t view from safe positions

If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey before you book. The full list of what we check.

What we check

  • Shared and party-wall stacks
  • Brick chimney stacks
  • Chimney pots and cowls
  • Flaunching
  • Lead flashings
  • Chimney breasts

Local roofs in Neasden

With Fenton House about 2.9 miles east, Neasden sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Landlords with a home close to Brent Cross West station may find that the gap between tenancies is a good time to have the roof looked at. Homes near green spaces such as Gladstone Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.
