What affects the cost of chimney surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Chimneys, valleys, parapets and other details
  • The type of building, from a house to a block or an office
  • Any need for thermal images or a drone flight
  • The roof’s overall size

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400. We confirm the price for your survey before booking.

What we need to know

The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:

  • Pictures from the garden or a window, if you have them
  • What kind of property and roof it is
  • The reason for the survey, such as buying, a leak or storm damage
  • Any stains, drips or damp patches you’ve seen indoors

Getting a price is simple: just call 07833 053749 or drop us an email and give us some details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

Chimney survey in Stonebridge: what you get

Many homes have chimneys that are no longer used. Even when it is not used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. If you are worried about mortar washing out of the joints and damp patches on chimney breasts, we can find out what’s behind it, on flaunching, shared and party-wall stacks and brick chimney stacks alike.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Stonebridge, as across London, that is why a roof needs a close look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible, with the urgent items made clear.

Stonebridge homes and their roofs

Pitzhanger Manor, about 2.8 miles south-west, is one of the historic houses in the wider area around Stonebridge. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Stonebridge is one of them, bay roofs, hips and later dormers each have their own details. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you let a flat or house near Harlesden station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For site and facilities teams at buildings such as The Stonebridge School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live near a park such as St. Raphael's Edible Garden, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.

Common questions in Stonebridge

Is my home in Stonebridge listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near Harlesden station?

Yes, rented property is part of what we cover. You can ring 07833 053749 or use the contact form with the address and a few details.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Is a chimney survey the same as a flue inspection?

No. Our survey covers the outside of the stack and the roof around it. For the flue, you will need a sweep or, for gas, a Gas Safe registered engineer.

Are you structural engineers?

No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.

Is it a problem to have an unused chimney?

There’s no single answer. We record how the stack is doing and whether it is capped with ventilation. In a conservation area or on a listed building, changes may need consent.

What a chimney survey doesn’t cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Checks on boilers, fires or their flues
  • Hidden damage within the stack
  • Flue inspections or sweeping

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before you book. What a survey covers and does not.

What this survey covers

  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Brick chimney stacks
  • Chimney breasts
  • Flaunching
  • Lead flashings

Different roofs, different checks

Brick stacks

Many older stacks were built with lime mortar. We note where repairs should match the original mortar.

Lead flashings

Flashings can lift in wind or pull out of their mortar joints. Any loose or split flashings are recorded.

How the survey works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely. Most surveys take roughly 1–2 hours for a house, while a commercial roof takes nearer three to four hours. In Stonebridge, as in much of London, lots of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, let us know when booking.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. We look at the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Before the survey

  • Have any paperwork from past roof work to hand
  • Show us where any leaks or stains appear
  • Leave a clear route to the loft

Arrange a survey

We confirm the price for the job before booking, so you know where you stand. Prices start from £150, including VAT. To book, call 07833 053749 or send us an email.

Landlord and commercial surveys in Stonebridge

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Landlords and letting agents in Stonebridge book surveys as well as householders. A written report with photos gives you a clear record of the chimney stack, which helps you plan work between tenancies.

Why act early in Stonebridge

A small amount of repointing or new flaunching is normally a modest job. Leave it, and frost can work the stack loose, and the work grows. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.
