How the survey changes by roof type

Rooflights and upstands

The joins around rooflights and at upstands are common leak points. We check the seals and the covering around each one.

Single-ply membranes

Single-ply membranes can be damaged by foot traffic and equipment on the roof. We note any punctures, tears and loose areas we can see.

Flat roof survey in Stonebridge

Each flat roof is looked at from the safest viewpoints we have: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. If you are worried about damaged trims at the roof edge and splits and cracks in the covering, we can find out what’s behind it, whatever the roof.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. Which one is on a roof in Stonebridge shapes how it’s checked. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

The report is written in plain words, so you do not need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put with the most urgent first where relevant.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A fixed date for when the roof will need replacing
  • Testing older roof sheets for asbestos
  • Structural calculations, which need a structural engineer

FAQs for Stonebridge

Can parking be tricky for a visit in Stonebridge?

Sometimes, yes. If Stonebridge has controlled parking where you are, a visitor permit is the easiest answer.

Is my home in Stonebridge listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How long does the survey take?

It typically takes about one to two hours at most homes; commercial roofs usually need 3–4 hours. We will confirm the timing when booking.

Will you fly a drone over my roof?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.

Can you tell me how long my flat roof will last?

A precise figure is not something we give, because it depends on upkeep, weather and how the roof was laid. We describe the condition and say which work is urgent and which can wait.

Does a flat roof survey replace a RICS survey?

No. We look closely at the flat roof rather than the whole building. It complements a RICS home survey rather than replacing it, and structural calculations need a structural engineer.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Should I look at the roof myself first?

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Why it is worth a survey now in Stonebridge

Ponding seldom gets better on its own. It typically points to an outlet, the falls or a sagging deck, and every wet spell adds to the wear. Finding the cause now keeps more options open. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Why us?

  • Surveys on weekdays and at weekends
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID

What we do, step by step

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit typically takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Stonebridge runs like any other.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Before the survey

  • Dig out any old roof reports or invoices
  • Check we can get to the back of the property
  • Tell us about parking before the day

Advice

Flat roofs in Stonebridge

Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. The wider area around Stonebridge has a long history of building, with Pitzhanger Manor about 2.8 miles south-west. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If you run a business near London Designer Outlet, the flat roofs over shops and commercial units are worth checking before a leak, not after. Take an older house close to Saint Michael and All Angels: the joins between later flat roofs and the old walls are where problems typically start. If you look after a building such as The Stonebridge School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
