What a survey costs

A few things affect what a survey costs:

  • Extensions, dormers and garages with roofs of their own
  • Height and safe access
  • Whether it is a home or a commercial building
  • Whether you choose the Basic, Standard or Premium Survey

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and which survey you book.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you contact us, it’s useful to mention:

  • What kind of property and roof it is
  • Why you want a survey: buying, a leak, a storm or new work
  • Dates you’re working to, like exchange
  • Access details, like a loft hatch or a shared roof

We confirm the price for your roof before booking, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, ring 07833 053749 or drop us an email.

Flat roof survey in Brent Park

We inspect a flat roof from wherever it can safely be seen: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there is access. Fragile rooflights and fragile sheets are never walked on. If part of the roof cannot be seen or reached safely, the report says so, so you know exactly what was covered. We survey felt flat roofs, single-ply membranes and upstands and outlets, and people most often book us about loose or cracked edge trims and blocked or damaged outlets.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, and each fails in its own way. In Brent Park, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Common roof problems in Brent Park

No flat roof covering lasts for ever. Around 15 to 20 years is common for felt, while EPDM frequently lasts 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. A survey shows how yours is holding up, whatever its age.

Look out for signs like these:

  • Outlets choked with leaves and silt
  • Failed seals around rooflight kerbs
  • Pools of water lying on the roof
  • Upstands pulling away from walls

For site and facilities teams at buildings such as Mitchell Brook Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

What to expect from a roof survey

What a flat roof survey doesn’t cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s under the membrane without opening it up
  • Whether old sheeting or boards contain asbestos
  • Parts of the roof that aren’t safe to walk on or view

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

  • Single-ply membranes
  • EPDM rubber
  • Felt flat roofs
  • Upstands and outlets
  • GRP fibreglass
  • Mastic asphalt

What happens on the day

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes between one and two hours for most houses, and about three to four hours for a commercial roof. Surveys in Brent Park can be booked for any day of the week. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We look at the roof from wherever it can safely be seen.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. You get a written report with photos and our recommendations.

Getting ready for the survey

  • Dig out any old roof reports or invoices

Why act early in Brent Park

Flat roofs can’t typically be seen from the street, so they’re often overlooked. Owners often learn the roof is at the end of its life only when it leaks. Regular surveys mean it will not come as a surprise. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

Your questions about flat roof surveys in Brent Park

Can parking be tricky for a visit in Brent Park?

Normally it is manageable with a little notice. Let us know the parking rules on your street and we’ll work around them.

Does a conservation area affect roof work in Brent Park?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you photograph what you find?

Yes. The report includes photographs of what we found.

Can you test old roof sheets for asbestos?

Asbestos testing is not part of our survey. Where a roof has materials that might contain asbestos, like old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.

Do you go up onto the roof?

Where it is safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.

How much does a flat roof survey cost in Brent Park?

Flat roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose.

Which flat roof coverings do you cover?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. If you don’t know what your roof is, we’ll identify it on the day.

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Businesses and commercial landlords can book us too. Bigger roofs take more time, so they’re priced to suit.

What a flat roof survey looks like in Brent Park

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. The wider area around Brent Park has a long history of building, with Pitzhanger Manor about 3.5 miles south-west. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

The streets around a church such as Church of St Mary are often among the oldest in a place, and if you own one of the older houses nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Shop and office owners around London Designer Outlet may find that flat roofs over shops and units are easy to forget until water comes through a ceiling.
