About our electronic leak detection in Stonebridge
There are different ELD methods. Low-voltage testing is usually done with the surface wet, while high-voltage testing needs a dry, exposed membrane. The right method depends on the membrane and the build-up of the roof and we explain which we will use. We’ll say if your roof doesn’t suit either method at the outset. We survey green roofs, commercial flat roofs and flat roof membranes, and people most often book us about failed seams and laps and breaches around outlets and penetrations.
Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Each pipe, upstand and fixing through the covering is a possible weak point. For a building in Stonebridge, access is agreed with whoever manages the roof before the visit. Rooflights, plant supports and pipe entries are common places for a membrane to fail.
The report records the flat roof membrane as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Tips that help
Most of what helps is simple and safe from the ground. Our suggestions:
- Do not leave water getting in
- Do not let outlets block
- Let us know about the membrane and build-up if you know it
- Keep foot traffic on flat roofs to a minimum
Where the evidence points to walls, copings or rooflights, we’ll note it, with a suggestion of what to check next.
Clear flat roof outlets regularly. Standing water puts more pressure on any weak point.
Common questions in Stonebridge
Do you look at commercial flat roofs near Stonebridge, such as hotels?
Yes, commercial buildings, hotels included, are part of the work. Roof access is agreed with the building manager or owner beforehand.
Does a conservation area affect roof work in Stonebridge?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
When does the report arrive?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email, ready to forward.
What’s in the report?
It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.
Do you climb onto every roof?
Only if it is safe. We inspect everything that’s safely in view: from ground level, from windows, from inside the roof space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.
Which method do you use?
The roof decides the method. You will know which method we plan to use before we start.
How long have you been surveying roofs?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
Common roof problems in Stonebridge
Holes in a membrane frequently come from feet, tools or debris. Some are too small to see, but still let water through.
People normally book a survey after spotting one of these:
- Leaking laps in the waterproofing
- Leaks through a flat roof with no obvious cause
- Holes around roof penetrations
- Holes left by work on the roof
If you run a business near London Designer Outlet, the flat roofs over shops and commercial units are worth checking before a leak, not after.
What to check before booking
- Will they check the loft as well as the outside?
- Whether you can ask questions once you have the report
- Whether VAT is in the quoted price
- What insurance they carry
What we cannot see
It’s useful to know what a survey won’t do before booking:
- Moisture spread under the membrane
- Leaks from walls, copings or rooflights
- Sections we cannot safely access
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. The full list of what we check.
Roof types and parts we check
- Roof terraces and balconies
- Green roofs
- Commercial flat roofs
- Liquid-applied waterproofing
- Flat roof membranes
- Single-ply roofs
The survey, step by step
The visit has one job: to see as much of the flat roof membrane as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit normally takes a length of time set by the roof’s area and construction, which we set out in the quote. In Stonebridge, as in much of London, plenty of properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. Mention any building rules, key holders or managing agents when you book.
- We agree the area to be tested.
- We get the roof ready for testing.
- We work across the roof with the test equipment.
- We mark the breach locations in our records.
- The report is sent for your roofer to act on.
Before we arrive
- Let us know about any leaks, stains or damp patches you know of
- Make sure the loft hatch can be reached
- Make sure we can get to the back of the property

What electronic leak detection looks like in Stonebridge
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. The wider area around Stonebridge has a long history of building, with Pitzhanger Manor about 2.8 miles south-west. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.
If you own a rental within reach of Harlesden station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you run a hotel or guest house in or near Stonebridge, a roof problem can mean rooms out of use.

Can I check my roof myself?
You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
What happens if roof problems are left?
Water trapped under a membrane can soak insulation and decking. Locating it early helps limit the damage. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.
Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You’ll know the price for your survey before booking.
