Drone roof survey in Stonebridge

Drone roof survey starts from £400, including VAT. A drone inspection, where it applies, is also part of our Premium Survey, with a same-day report, structural analysis and an in-person consultation. There’s a 12-month follow-up as well. If a drone will not help on your roof, we’ll say so. Every drone survey comes with a written report and close-up photos. If you’ve noticed coverings that have slipped high up on the roof and tired mortar and pots at the top of a stack, a survey will tell you what’s going on.

Flying in London takes more checking than most places: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in Stonebridge, the address is checked against all of them, and where permission is needed, the flight waits for it.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Before and after the survey

From years of surveys, a few habits stand out:

  • Check there’s room outside for the drone to take off
  • Expect a little longer if permission is needed
  • Tell next door if the drone will be near their property
  • Expect us to rearrange if it’s too windy or wet

You get an in-person consultation with the Premium Survey to talk through the photographs and findings. You can ask about anything that isn’t clear.

Check the loft now and then, with care and a good torch. A drone sees the outside, but the loft shows leaks and condensation from below. Photograph anything new.

What we do, step by step

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. You give us the address and tell us about the roof.
  2. Any flight restriction at the address is checked, with permission requested if required.
  3. Before take-off, the wind, the weather and the launch spot are checked.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. We email the report with close-up photos and recommendations.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Flights in a restricted zone without permission
  • Whether the roof structure meets design loads
  • Photos in conditions too poor to fly

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. What our survey covers.

Roof types and parts we check

  • Chimney stacks
  • Large and complex roofs
  • Valleys and parapet gutters
  • Tall and steep roofs
  • Fragile roofs
  • Flat roofs on upper floors

FAQs for Stonebridge

Does a conservation area affect roof work in Stonebridge?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Are there drone restrictions around Stonebridge?

Normally it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. Strong wind or heavy rain also stops a small drone flying.

Do you climb onto every roof?

Not unless it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

What happens next?

The report arrives by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Roof by roof

Large commercial roofs

Large commercial roofs cover a lot of ground. The drone covers the roof area by area, so nothing is skipped.

Steep slate and tile slopes

On slate roofs, slipped slates frequently point to corroded nails. We can see the extent of it from above.

DIY checks: what’s safe

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking and it will help the survey.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Rented homes, blocks and businesses

Any of our surveys can be booked by landlords, agents and building managers in Stonebridge. To discuss a property or a block, phone 07833 053749 or email us.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant.

What a drone roof survey looks like in Stonebridge

Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight. Stonebridge has a number of hotels within about a mile and a half. For hotels and other commercial buildings, large roofs are where close-up aerial shots and thermal images show the most at once.

A roof leak in a hotel or guest house around Stonebridge means lost rooms as well as repairs, so it pays to find faults before guests do. The streets around a church like Saint Michael and All Angels are frequently among the oldest in a place, and if you own one of the older houses nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from the air or with a thermal camera helps. Historic houses such as Pitzhanger Manor, about 2.8 miles south-west, show how far back building around Stonebridge goes. For older roofs nearby, a look by drone or thermal camera is a hands-off way to check condition.
