Gutter survey in Stonebridge: what you get
Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster, and moss washing off a tiled or slate roof adds to it. Our survey shows which gutters are blocked or standing full, which outlets and hoppers are choked and whether overflows are working. Photos show each problem clearly. Blocked gutters are easy to put off but it rarely improves. We’re often asked to look into leaking or loose downpipes and gutters full of debris and silt, across outlets and hoppers, valley gutters and fascias and soffits.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Stonebridge with this kind of roof, the hidden gutter is one of the first things to check.
The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to.

Different roofs, different checks
Cast iron gutters
Cast iron tends to fail at the joints and fixings. We note corrosion, cracks and leaking joints where they can be seen.
Fascias and soffits
Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.
What affects the cost of gutter surveys
Not every roof costs the same to survey, for these reasons:
- Extra roofs, like extensions, dormers or garages
- The shape of the roof and its details
- How tall the building is and how easy the roof is to see
- House, block, shop or office
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.
What we need to know
There is no need for technical words. Just let us know:
- The address and postcode of the property
- Access details, like a loft hatch or a shared roof
- Why you want a survey: buying, a leak, a storm or new work
- What kind of property and roof it is
Our phone lines are open seven days a week. To book or ask a question, call 07833 053749 or use the contact form.

DIY checks: what’s safe
Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Surveys for landlords and agents in Stonebridge
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we’ll plan the visit with that in mind.

Questions from Stonebridge
I let a flat near Harlesden station. Can you check the roof?
Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or send us an email with the details.
Can parking be tricky for a visit in Stonebridge?
It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, backed by photographs. It also says if any part of the roof couldn’t be seen safely.
Do you survey roofs on blocks of flats?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
Is a CCTV drain survey included?
No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we’ll tell you.
Is there a good time of year to book a gutter survey?
Whenever suits you. If water is already spilling over, book sooner rather than later, because the walls take the water.
Do you check valley and parapet gutters?
Yes, where it is safe to see them. We look from vantage points, the roof space and the roof itself where safe, and by drone where it is applicable.
Stonebridge homes and their roofs
The wider area around Stonebridge has a long history of building, with Pitzhanger Manor about 2.8 miles south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Stonebridge is one of them, bay roofs, hips and later dormers each have their own details. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Homes near green spaces such as St. Raphael's Edible Garden can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. For an older house near a landmark such as Saint Michael and All Angels, its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Harlesden station may find that the gap between tenancies is a good time to have the roof looked at.

How it works
On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. Most surveys take an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. London terraces rarely offer a view of the whole roof from one spot, so in Stonebridge we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Getting ready for the survey
- Make sure we can get to the back of the property
- For flats, check roof access has been agreed
- If you’re buying, let the agent know when we are coming
Arrange a survey
If you are buying, it’s useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you are ready.
Related advice
Leave it or get it looked at?
Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. A gutter survey helps rule the rainwater system in or out. Blocked gutters and hoppers on London houses overflow and soak brickwork, which can lead to damp inside. A small blockage left for a few winters becomes a damp problem.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.
