Gutter surveys near Acton

Gutter survey in Acton

We carry out gutter surveys in Acton as part of our cover across London and South East England. On the day, we inspect what can be seen safely, from ground level, from windows and from the loft space. Time on site typically takes roughly 1–2 hours for most houses, and longer for a large or complex roof. The written report follows, with photos and recommendations. We survey outlets and hoppers, parapet and box gutters and valley gutters, and people most often book us about gutters overflowing in heavy rain and sagging gutters and loose brackets.

A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Acton with this kind of roof, the hidden gutter is one of the first things to check.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

What you can safely check yourself

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in.

What this survey cannot tell you

In fairness, a roof survey has limits:

  • Parts of gutters that cannot be seen safely
  • What’s behind fascias and inside walls
  • What’s hidden inside a downpipe

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you. What our survey covers.

Acton: your questions answered

Does a conservation area affect roof work in Acton?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Can a landlord with a rental near Acton Central station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

When is the best time for a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan though problems frequently show up after heavy rain.

Is a CCTV drain survey included?

No, we do not carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

Do you test soffits or gutters for asbestos?

No, that is a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.

Why act early in Acton

Going up a ladder to check your own gutters carries real risk. You can see drips and overflows from the ground, but valleys, parapets and box gutters are hard to see. We inspect as far as it is safe to see and put it in writing. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Why us?

  • An independent look at the roof
  • PI and public liability insurance
  • Two decades and more of roof surveys
  • Weekday and weekend surveys

Signs you need a gutter survey in Acton

Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.

Here are some of the things we see often:

  • Gutters that have fallen out of line
  • Gutters packed with leaves or moss
  • Overflowing eaves gutters
  • Downpipes that are split or coming away

If you live near a park like Ealing Common, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

What to check before booking

  • Will they check the loft as well as the outside?
  • What exactly goes into their report
  • Are they insured for the work?
  • What happens after the report arrives

What a roof survey includes

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • Include valley, parapet and box gutters when clearing
  • Check downpipe clips are holding
  • Look out for overflows when it pours
  • Watch ceilings under valley gutters for fresh marks

Landlords and managing agents can keep the report with the building’s records to help plan maintenance. Photos make it easier to explain the work to owners, tenants or contractors.

Watch your gutters from ground level or a window during heavy rain. Overflows and dripping joints are a sign to act before the walls suffer.

How the survey works

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a London conversion, the way into the loft space is frequently from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Getting ready for the survey

  • Jot down any questions you want answered
  • Unlock side gates and any roof access doors
  • Mention any parking restrictions on your street

What a gutter survey looks like in Acton

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Gunnersbury Park about 1.4 miles south-west, Acton sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Acton Central station, a dated record of the roof is useful when planning maintenance across a let. Parking in Acton, as in most of London, takes a little planning: let us know about parking bays, permits or a driveway when booking, as a space near the door cannot be promised.
