Pre-purchase roof surveys in Acton

Buying a home or a new roof in Acton

Historic houses such as Gunnersbury Park, about 1.4 miles south-west, show how far back building in the area around Acton goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

As a London address, Acton can be tricky for parking: let us know about parking bays, permits or a driveway when booking. Landlords with a home close to Acton Central station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Pre-purchase roof surveys for homes and businesses in Acton

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you’re tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the roof space where it’s safe to get in. The findings come in a written report with photos. Common reasons to book are blocked or leaking gutters and gaps where slates or tiles have come loose, across lead flashings and valleys, clay and concrete tiles and chimney stacks.

In a London terrace or conversion, the roof often joins the neighbours’ roofs and shares their stacks and gutters. For a purchase or a new roof in Acton, that shapes what can be checked: only the parts we are given access to and can see safely are inspected. For a flat, the lease typically says who looks after the roof.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

Acton: your questions answered

Does a conservation area affect roof work in Acton?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Are there drone restrictions around Acton?

Typically it comes down to two things: the airspace at the address and the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. Strong wind or heavy rain also stops a small drone flying, and the rest of the survey does not depend on the drone.

Does your survey replace a RICS home survey?

No. We survey the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.

How quickly will I get the report?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photographs.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

How do I arrange a pre-purchase roof survey in Acton?

To arrange a survey, call 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

At what stage of buying should I get the roof surveyed?

After your offer is accepted and before you exchange contracts. That way you can still act on what we find.

How we price pre-purchase roof surveys

Prices vary from roof to roof, for these reasons:

  • Which survey package you book
  • House, block, shop or office
  • Extensions, dormers and garages with roofs of their own
  • How tall the building is and how easy the roof is to see

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.

What we need to know

Before you get in touch, it’s useful to have:

  • Dates you’re working to, such as exchange
  • Anything about access we should know
  • What made you get in touch
  • The style of property, from a terrace to a block

Most bookings start with a short call: phone 07833 053749 or use the contact form, and we will ask about the building and what you need. You will have a price before anything is arranged.

Honest limits

Before booking, it is worth knowing what a survey will not do:

  • A structural engineer’s report
  • Faults hidden behind ceilings, boards or coverings
  • The condition of the rest of the house (that’s a RICS home survey)

If you’re not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What a survey covers and doesn’t.

What this survey covers

  • Lead flashings and valleys
  • The roof space
  • Clay and concrete tiles
  • Gutters and downpipes
  • Natural slate
  • Chimney stacks
  • Flat-roofed extensions and dormers

How the survey changes by roof type

Chimney stacks

Leaning stacks, loose pots and eroded mortar are common findings. We photograph them so you can raise them before exchange.

Gutters and parapets

Gutters, downpipes and outlets carry water away from walls. We check for blockages, leaking joints and sagging runs.

How it works

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours at a typical house, with time for the loft where it can be reached. For a visit in Acton, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from ground level, windows, the loft and, where it’s safe, the roof itself.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a report with photos and recommendations before you exchange.

Before the survey

  • Let us know about parking near the property
  • Jot down any questions you want answered
  • Clear the way to the loft hatch

Book a survey

Unsure which package suits your roof? The easiest way is to call 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will explain the options and the price.

Advice

Before and after the survey

Small things make a difference. Some pointers:

  • Let us know your exchange date when booking
  • Look for fresh paint on upstairs ceilings at viewings
  • Ask for any paperwork for recent roof work
  • Find out whether the roof has been replaced or patched

We email the report to you, with photos of each finding. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.

After strong winds, look at the roof from the ground. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.

What you can safely check yourself

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
