Landlords, agents and block managers in Acton
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it as you book and we will plan the visit with that in mind.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.
How new roof snagging works in Acton
Replacing a roof costs a lot, so it is worth having it checked before the final payment. We look for snags, faults and anything left unfinished on the new roof and around it. The findings go into a written report with photos to share with your roofer. We’re independent of the roofer who did the job. We survey new-build homes, replacement roofs and loft conversions and dormers, and people most frequently book us about underlay at the eaves left exposed and loose flashings at walls or chimneys.
Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, and a home in Acton could be any of them. Whether the roof is old or newly laid, the problem areas depend on how and when the building went up. Slate roofs, butterfly valleys, parapet gutters and flat-roofed rear additions each have their own weak points.
The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible.

Checking the roof from ground level
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Do you need new roof snagging in Acton?
Flashings are a common source of snags. If they’re poorly dressed or fixed, water can get in at the first heavy rain.
It is worth booking a survey if you’ve seen:
- Gaps at new flashings
- Loose or badly finished ridge tiles
- Underlay ending short at the eaves
- Tiles or slates sitting out of line
For a London address like Acton, it helps to know about controlled parking before the day, along with any off-street space.
What to check before booking
- Which limits apply to the survey
- How long the report takes to arrive
- Whether any drone flown is registered with the CAA
- What the report includes, and whether it has photographs

New roof snagging in Acton: local notes
Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Historic houses like Gunnersbury Park, about 1.4 miles south-west, show how far back building in the area around Acton goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.
Landlords with a home close to Acton Central station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Your questions about new roof snagging in Acton
Is parking a problem for a survey in Acton?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.
Does a conservation area affect roof work in Acton?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
How many surveys have you done?
We’ve completed more than 5,000 surveys, over more than 20 years.
Can you see the fixings under the tiles?
No, we report on what’s visible. Fixings and underlay under the slates or tiles are hidden so we focus on what can be seen.
Does this replace a RICS home survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.
Can you survey at the weekend?
Visits run seven days a week in the daytime. Just say which days work for you.
How do I book a survey in Acton?
It’s easiest to ring 07833 053749 or use the contact form. Tell us the address and a little about the roof. We survey on weekdays, Saturdays and Sundays.
Before and after the survey
Getting the most from new roof snagging starts before we arrive and carries on afterwards. Tips:
- Put any issues to your roofer in writing
- Diary the defects period end date
- Look for new stains after a downpour
- File all paperwork for the new roof
Questions about the findings are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person one.
Keep an eye on the roof and ceilings in the first months. Early signs are easier to raise while the work is recent.
How the survey works
When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely, from ground level, from windows, in the loft space and by drone where it applies. The survey normally takes between one and two hours at most homes, rising to roughly 3–4 hours on a commercial building. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.
- We ask what work was done and when it was finished.
- The coverings, ridges, hips and verges are checked as far as can be seen safely.
- Valleys, flashings, gutters and the underlay at the eaves are looked at.
- We look in the roof space, where there’s safe access, and around the property for debris or damage.
- You get a photo report listing the snags we found.
