Gutter survey in Acton Green, Greater London
A survey of gutters, valleys, outlets and downpipes around Acton Green, with a written report you can act on. Book a weekday or weekend visit.
- Downpipes that are split or coming away
- Water spilling over the gutter edge
- Overflowing valley or parapet gutters
What we are asked to look at in Acton Green
Valley, parapet and box gutters are often lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building, because there is no outer edge for it to spill over. Lead linings can also be stolen.
Typical things we’re asked to look at include:
- Gutters full of debris and silt
- Leaks at the gutter joints
- Cracked or loose downpipes
- Blocked outlets and hoppers
If you let a flat or house near South Acton station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Questions to ask before booking
- What they won’t be able to tell you
- How soon the report will arrive
- What experience they bring
- Their drone registration, if they fly one
About our gutter survey in Acton Green
Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether overflows are working. Photos show each problem clearly. Blocked gutters are easy to put off, but they rarely get better. We survey fascias and soffits, valley gutters and parapet and box gutters, and people most often book us about soffits marked by water and overflowing valley or parapet gutters.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. If your home in Acton Green has one, it needs checking from somewhere that can actually see it.
After the visit, you get a written report with photos, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

Why it is worth a survey now in Acton Green
Clearing gutters removes the debris but it won’t explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. Blocked gutters and hoppers on London houses overflow and soak brickwork. A blocked outlet ignored for a winter or two can mean damp walls inside.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Gutter surveys in Acton Green: local notes
With Hogarth's House about 0.9 miles south, Acton Green sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If your house is among the older ones in the streets near All Saints, its chimney, valleys and lead work are likely to be the parts that need attention first. Take a building like Ark Priory Primary Academy: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Acton Green: your questions answered
I let a flat near South Acton station. Can you check the roof?
Yes, rented property is part of what we cover. Just phone 07833 053749 or email us and let us know about the building.
How do I find out if my home in Acton Green is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Do you survey underground drains?
No, we do not carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Do you check valley and parapet gutters?
Yes, where it is safe to see them. We look from vantage points, the loft space and the roof itself where safe, and by drone where it is applicable.
What will the report tell me?
It explains what we saw, what it means and what we’d suggest, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
Is it a structural engineer’s report?
No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.
The survey, step by step
We work from the outside in: outside views come first, then the loft space if there is safe access. In total, it takes roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. In a London conversion, the way into the loft space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- We check hidden gutters as far as safe access allows.
- Where it is safe, we check the loft for signs of water.
- A photo-illustrated written report and recommendations follows.
How to prepare
- Have any paperwork from past roof work to hand
- Move anything stored under the loft hatch
- Let us know about parking near the property

Practical tips
Getting the most from a gutter survey starts before we arrive and carries on afterwards. Tips:
- Check for spilling water in a downpour
- Check that downpipes are firmly fixed to the wall
- Watch ceilings under valley gutters for fresh marks
- Look for green streaks or damp patches on walls
Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over, and if it doesn’t, raise it with whoever did the job.
Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.
How the survey changes by roof type
Box and secret gutters
A box gutter is built into the roof, frequently behind a parapet and when it overflows, water can get indoors. We inspect them as far as it is safe to see them.
Cast iron gutters
A good many period homes still have cast iron rainwater goods. Kept painted, they can last a long time but corrode once the paint wears off.
