Thermal imaging roof survey in Acton Green, Greater London

- Cold spots on ceilings under the roof
- Damp patches with no obvious cause
- Thin or uneven insulation in the roof
Thermal roof surveys for homes and businesses in Acton Green
A thermal survey can point to places where heat is escaping through the roof. Gaps in loft insulation and poorly insulated areas can stand out on the images. It works best when the building is heated and it is colder outside. Our report points out what the images suggest and where to look more closely. We don’t give energy ratings or heat loss calculations. Typical surveys look at thin or uneven insulation in the roof and damp around chimneys and parapets, across ceilings below the roof, flat roofs and loft conversions.
London roofs sit shoulder to shoulder in terraces and blocks, which makes care around neighbours part of the job. We take care to focus on the roof we’ve been asked to look at. Let us know about the building and access as you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.
If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

Acton Green: your questions answered
Is drone flying allowed in Acton Green?
The answer turns on the exact location and the conditions on the day. Acton Green is about 2 miles from the edge of the flight restriction zone around London Heliport in Battersea. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Strong wind or a downpour also stops a small drone flying, though the rest of the survey goes ahead either way.
Is my home in Acton Green listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
How much does a thermal roof survey cost?
Our Premium Survey, from £400, includes thermal imaging. You also get an in-person consultation and a 12-month follow-up. Larger commercial roofs are quoted for their size.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
Does the weather affect a thermal survey?
The results depend on the weather. Dry, calm weather after some sun gives the best chance of clear images. We record the conditions in the report, so you know how much weight to give the images.
Is this an asbestos survey?
No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.

How we price thermal roof surveys
To price your survey, we check:
- Extra roofs, like extensions, dormers or garages
- Chimneys, valleys, parapets and other details
- The use of thermal imaging or a drone
- Which survey package you book
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £400, including VAT.
What we need to know
These details help when you get in touch:
- Pictures of the roof from a safe spot, if you have them
- Anything about access we should know
- When you need the report by
- The address and postcode of the property
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or email us with the address and the days you’d prefer.
The survey, step by step
Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a London area like Acton Green, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it is safe.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it’s safe.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- Each image is set beside a normal photo and explained in the report.
How to prepare
- If you’re buying, check with the agent that we can get in
- Check we can get to the back of the property
- Clear the way to the loft hatch
How to book
Prices start from £400, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or email us to find out.
Advice
Rented homes, blocks and businesses
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.
Airspace, weather and Acton Green roofs
Within a mile and a half or so of Acton Green there are several hotels, and like offices and blocks, hotels often sit under flat roofs. For hotels and other commercial buildings, large roofs are where aerial photos and thermal images show the most at once. The flight restriction zone around London Heliport in Battersea comes within about 2 miles of Acton Green. If the drone is used for your survey, we check the exact boundary for the address before flying.
Historic houses such as Hogarth's House, about 0.9 miles south, show how far back building around Acton Green goes. Older roofs nearby can be steep and hard to see from ground level, and a survey by drone or thermal camera does not touch the roof itself. Shop and office owners around Livat Hammersmith may find that big, flat commercial roofs are where aerial photos and thermal images help most. For site and facilities teams at buildings such as Ark Priory Primary Academy, a view from above covers a wide roof far faster than walking it.

Why act early in Acton Green
A damp patch that keeps coming back typically has a cause that hasn’t been found. Thermal imaging with moisture readings can help narrow it down, rather than more guesswork. London’s older roofs often have bitumen felt underlay or none at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Before and after the survey
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Leave the roof to people with safe access
- Ask us about the forecast if rain is expected
- Use the report as a baseline for later checks
- Clear a path to the loft hatch before we arrive
Once we’ve been, the thermal images, photos and readings go into a single report. Each image is explained in plain words, alongside what we recommend. Premium reports are sent the same day.
Clear outlets and gutters regularly, so water does not sit on the roof. Less standing water means less chance of it getting under the covering.
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
