What we cannot see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Clear results when the conditions on the day are poor
  • What’s inside walls or under coverings, without opening up
  • An energy rating for the building

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and doesn’t.

What this survey covers

  • Commercial roofs
  • Pitched roof slopes
  • Ceilings below the roof
  • Insulated roof spaces
  • Loft conversions
  • Flat roofs

Thermal roof survey in Hanger Hill

Thermal imaging is part of our Premium Survey, which starts from £400. It also includes a drone inspection where it applies, a structural analysis and a same-day report. There is an in-person consultation as well, plus a follow-up 12 months later. To book, just call 07833 053749 or drop us an email with the address and what you’ve noticed. Larger commercial roofs are quoted for their size. If you’ve noticed ceilings that feel colder in places and missing or slipped insulation, we can find out what’s behind it, on ceilings below the roof, commercial roofs and pitched roof slopes alike.

In London’s terraces and conversions, roofs are packed close together, so privacy and neighbours matter as much as the view. Images are taken to show the roof we are surveying, with care for neighbours’ privacy. Mention access, height and anything unusual about the building as you book. The extra view helps most on steep slopes, tall stacks and rear additions.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What happens if roof problems are left?

Buyers get extra information from thermal images that the eye can miss. Finding hidden moisture before exchange gives you facts to raise with the seller. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Hanger Hill: your questions answered

Are there drone restrictions around Hanger Hill?

That depends on where the roof is and on the weather. London’s airspace includes flight restriction zones around Heathrow, London City Airport and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. A small drone cannot fly safely in strong wind or a downpour, though the rest of the survey goes ahead either way.

Can parking be tricky for a visit in Hanger Hill?

Parking in Hanger Hill, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day run more smoothly, so mention what’s available when you book.

Does the weather affect a thermal survey?

Conditions on the day affect the results. It works best after a sunny day, with a dry roof surface and little wind. Rain and strong wind can make the images less clear, so we talk through the forecast when you book.

How does a thermal imaging roof survey work?

The images show how warm or cool each part of the surface is. Differences can suggest wet areas, missing insulation or heat loss, which we then check with moisture readings.

Is thermal imaging good for finding leaks?

It’s a useful tool for tracing leaks, but not the only one. The results depend on conditions on the day. Where it cannot be pinned down, the report suggests a next step, like electronic leak detection.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning. Let us know about it as you book and we’ll plan the survey around it.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

What we look for on each type of roof

GRP fibreglass roofs

Water can get through cracked GRP into the deck. We combine a visual check of cracks with the thermal images around them.

Parapets, valleys and junctions

Water often gets in where roofs meet walls, parapets or valley gutters. The camera can help show damp around these junctions.

How the survey works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. It typically takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a London area like Hanger Hill, the main things to sort out are parking and access: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at whatever is safely visible from ground level, windows, the loft and, where it’s safe, the roof itself.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We look at the roof from the ground, from windows and from the roof itself where it’s safe.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Areas that look unusual on the camera are checked with moisture readings where possible.
  5. We write up the thermal images alongside ordinary photos and recommendations.

Preparing for the visit

  • Mention any parking restrictions on your street
  • Have any paperwork from past roof work to hand
  • Leave side gates unlocked

Advice

Airspace, weather and Hanger Hill roofs

With Pitzhanger Manor about 1.2 miles south-west, Hanger Hill sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

For businesses in and around places such as London Designer Outlet, a commercial roof can be photographed from above without anyone walking on it. Anyone responsible for a site like Holy Family Catholic Primary School will know that a view from above covers a wide roof far faster than walking it. Hotels and guest houses near Hanger Hill can’t easily close rooms for a leak.
