Thermal imaging roof survey in Park Royal, Greater London
Thermal roof surveys in Park Royal from an independent, experienced roof surveyor. Over 5,000 surveys and 20+ years behind us.
- Leaks that are hard to trace
- Cold spots on ceilings under the roof
- Damp where roofs meet walls and chimneys
When you need someone else
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Readings unaffected by sun, shade or reflections
- A formal energy assessment
- Hidden layers that need to be opened up to check
If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

About our thermal roof survey in Park Royal
Thermal imaging is useful when a damp patch has no clear cause. Leaks often run along a roof before they appear on a ceiling, and the camera can show patterns that help us follow it. We combine the images with a visual inspection and moisture readings, so no conclusion rests on one method alone. Typical surveys look at leaks far from where the stain appears and heat escaping through the roof, across ceilings below the roof, loft conversions and insulated roof spaces.
In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. Images are taken to show the roof we’re surveying, with care for neighbours’ privacy, in Park Royal as anywhere. Tell us about the building and access when booking. The extra view helps most on steep slopes, tall stacks and rear additions.
We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible.

Different roofs, different checks
Pitched slate and tile roofs
From inside the loft, the camera can help with damp around chimneys, valleys and roof windows. We check any patterns with moisture readings.
Parapets, valleys and junctions
Parapet and valley gutters can overflow inside a building. We use the camera and moisture readings to help follow it.
When to book a survey in Park Royal
Not every roof problem shows on the surface. Trapped moisture, missing insulation and hidden heat loss are three examples. Thermal imaging gives us another way to look for them.
Signs worth acting on include:
- Damp patches with no obvious cause
- Possible trapped moisture under a flat roof covering
- Thin or uneven insulation in the roof
- Heat escaping through the roof
The streets around a church such as St Gabriel's Church are often among the oldest in a place, and if your house is among the older ones nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from the air or with a thermal camera helps.
Choosing a roof surveyor
- How long they’ve been surveying roofs
- Is VAT included in the price?
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether they hold professional indemnity and public liability insurance
The survey, step by step
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes about 1–2 hours at most homes; commercial roofs usually need 3–4 hours. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
How to prepare
- If it isn’t your property yet, arrange access through the agent
- Agree roof access with the managing agent if it is shared
- Show us where any leaks or stains appear
How to book

What affects the cost of thermal roof surveys
Not every roof costs the same to survey, for these reasons:
- Which survey package you book
- Building height and the viewpoints available
- Roof area
- Extensions, dormers and garages with roofs of their own
Every price we give includes VAT, and the report is not charged as an extra. Our price is from £400, including VAT. Size, height and access decide where your roof falls.
What we need to know
If you can, have these to hand when you contact us:
- Any marks or damp showing indoors
- What made you get in touch
- Your postcode, so we can check access and travel
- Any photos you have, taken from ground level or a window
If you are buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.

What you can safely check yourself
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Airspace, weather and Park Royal roofs
Historic houses like Pitzhanger Manor, about 2 miles south-west, show how far back building in the area around Park Royal goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
A roof leak in a hotel or guest house around Park Royal means lost rooms as well as repairs. If you look after a building such as West Twyford Primary School, a view from above covers a wide roof far faster than walking it.

Park Royal questions
Is my home in Park Royal listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Can you fly a drone over a roof in Park Royal?
That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. Strong wind or heavy rain also stops a small drone flying, and the rest of the survey doesn’t depend on the drone.
Do you climb onto every roof?
Only if it’s safe. We check everything that can be seen safely: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Is thermal imaging useful on pitched roofs?
It can show heat loss and some damp, but it has more limits there. We explain what the images can and cannot tell you, and we check them with a visual inspection and moisture readings.
Will the survey show heat loss through my roof?
It can show temperature patterns that point to missing or thin insulation. It shows most clearly when it is warm inside and cold outside. We look from the loft as well, where there is safe access.
How much does a thermal roof survey cost?
Our Premium Survey, from £400, includes thermal imaging. An in-person consultation and a follow-up 12 months later are included too. For bigger commercial roofs, we quote on size.
