About our storm damage roof report in Park Royal

The Financial Ombudsman asks three questions when it looks at storm complaints: whether there were storm conditions around the date, whether the damage fits a storm, and whether the storm was the main cause. We record what the roof shows about the damage and its likely cause. Weather records for the date are for you or your insurer to check. We are often asked to look into ridge tiles that have come loose and broken or displaced guttering, across flat roofs, ridges and hips and gutters and fascias.

In London, leaks often start somewhere hidden: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. For a leak or storm damage in Park Royal, those hidden details are where the inspection begins. A hidden gutter that overflows can send water a long way before it shows.

Where we can’t see part of the roof, the report says so. That way, it’s clear what was covered and what wasn’t.

What we do, step by step

We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect roughly 1–2 hours for most homes, depending on how much of the roof was hit. Many London properties are flats or terraces with no side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us as you book.

  1. We start with the details: when the storm hit and what damage you can see.
  2. We view the roof from wherever it can be seen safely, including the loft where there’s access.
  3. The damage is recorded with photographs, area by area.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. You get a written report you can pass to your insurer.

Preparing for the visit

Advice

Why act early in Park Royal

A few slipped slates can soon lead to wet timbers. Acting quickly typically means less damage overall. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. When the stain finally shows, the damage underneath is frequently older than it looks.

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You’ll know the price for your survey before booking.

Wind, rain and roofs in Park Royal

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Where water gets in depends a good deal on what the roof is made of and how it’s detailed. About 2 miles south-west lies Pitzhanger Manor, a reminder of how long the area around Park Royal has been built on. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to Harlesden station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you run a business near London Designer Outlet, a quick answer on where water is coming in keeps a business running.

Park Royal is about 1 mile south-west of Harlesden, in Greater London. We visit Park Royal as part of our work across Greater London, for houses, flats and commercial buildings. Across Greater London, we cover Park Royal and the places around it. We also survey roofs in London.

Common roof problems in Park Royal

Insurers often want evidence of what has been damaged and why. An independent report gives you a clear record to send. Your insurer still makes the decision.

We’re frequently asked to look at:

  • Slates and tiles blown off the roof
  • Damaged flat roof membrane
  • Water coming in after the storm
  • Broken or displaced guttering

For site and facilities teams at buildings such as West Twyford Primary School, on a building that size, finding the source of a drip means looking well beyond the stain.

Before you book anyone

  • Which parts of the roof they’ll actually see
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What exactly goes into their report
  • Whether VAT is added on top

Park Royal questions

Is my home in Park Royal listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in Park Royal?

Yes. Our area covers London and South East England, and Park Royal is part of that. You can call 07833 053749 or email us with the address and a few details.

Is there a set wind speed for storm damage?

Each policy has its own definition. Many treat gusts of about 55 mph as storm conditions, but your policy sets the actual test.

Can you tell me if my claim will be paid?

That is not something we can promise. Insurers decide claims on their own policy wording. What we provide is an independent record of the damage.

Who handles emergency protection after a storm?

Call a roofer for emergency temporary protection. Take photos from ground level first if it is safe. Keep receipts in case your insurer asks for them.

Will my insurer pay for an old roof?

Insurers usually exclude wear and tear. Our report gives an honest view of what’s recent damage and what’s older wear. Your insurer decides the claim.

How long does the survey take?

Most surveys take an hour or two for most homes, depending on how much of the roof was hit. The report follows by email.

  • Estimates of repair costs

  • Negotiating a claim settlement
