What affects the cost of thermal roof surveys

When we price a survey, we consider:

  • Whether you choose the Basic, Standard or Premium Survey
  • Whether thermal imaging or a drone is needed
  • How tall the building is and how easy the roof is to see
  • The roof’s overall size

Our price is from £400, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we’ll tell you which fits.

Helping us price your survey

If you can, have these to hand when you contact us:

  • The type of building and roof, such as pitched or flat
  • When you need the report by
  • Any stains, drips or damp patches you’ve seen indoors
  • Your postcode, so we can check access and travel

When you are ready to go ahead, phone 07833 053749 or send us an email. From there it is a case of choosing a package, agreeing the price and fixing a day.

Thermal roof survey in South Acton: what you get

A thermal camera can help when the cause of damp is not obvious. Water can travel some distance under a roof covering before it shows inside, and the camera can show patterns that help us follow it. The images are used alongside a visual inspection and moisture readings, so no conclusion rests on one method alone. Common reasons to book are ceilings that feel colder in places and areas of a flat roof that may hold water, on insulated roof spaces, ceilings below the roof and flat roofs.

Many London roofs are hidden from the pavement: butterfly roofs behind parapets, dormer tops and flat roofs over back additions. Drone photos and thermal images can show parts of a roof that are hard to reach safely. Weather on the day decides whether it goes ahead, in South Acton as anywhere. What a thermal image shows is temperature, so anything that looks like moisture is checked with a meter.

Nothing in the report is left vague: where something needs attention, it says so plainly.

What a thermal roof survey looks like in South Acton

Historic houses such as Gunnersbury Park, about 0.3 miles south-west, show how far back building in the area around South Acton goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

For hotels and guest houses around South Acton, a roof problem found early is far less disruptive than one found by a guest, so it pays to find faults before guests do. Parking in South Acton, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier.

How the survey changes by roof type

Parapets, valleys and junctions

Water often gets in where roofs meet walls, parapets or valley gutters. Thermal imaging can help show damp patterns around them.

Pitched slate and tile roofs

Even on pitched roofs, the camera can point to heat loss and some damp. We explain what can and can’t be read from them.

Can I check my roof myself?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

What we can’t see

To be straight with you, there are limits to any roof survey:

  • Hidden layers that need to be opened up to check
  • A structural engineer’s assessment
  • Proving moisture from the images alone

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Commercial roofs
  • Insulated roof spaces
  • Flat roofs
  • Pitched roof slopes
  • Loft conversions
  • Ceilings below the roof

Signs you need a thermal roof survey in South Acton

Some defects simply can’t be seen with the eye. Wet insulation, gaps in insulation and heat loss are frequently invisible from outside. A thermal camera adds another way of finding them.

Signs worth acting on include:

  • Possible trapped moisture under a flat roof covering
  • Wet areas near outlets and upstands
  • Leaks that are hard to trace
  • Areas losing heat at the eaves and junctions

For businesses in and around places such as Livat Hammersmith, large commercial roofs are often easiest to see from above or with a thermal imager.

Choosing a roof surveyor

  • Their insurance cover
  • What they won’t be able to tell you
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Which parts of the roof they’ll actually see

What to expect from a roof survey

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. It normally takes roughly 1–2 hours for most houses, and longer for a large or complex roof. For a visit in South Acton, parking and access are the things to plan: let us know about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the loft space and from the roof where it’s safe.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Preparing for the visit

  • If the roof is shared, arrange access with whoever manages the building
  • Tell us about any leaks, stains or damp patches you know of
  • Leave a clear route to the loft

How to book

Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, ring 07833 053749 or send us an email.

Your questions about thermal roof surveys in South Acton

Can you fly a drone over a roof in South Acton?

Typically it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Before any flight, we check the Drone Safety Map for airspace restrictions. A small drone can’t fly safely in strong wind or heavy rain.

Does a conservation area affect roof work in South Acton?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Can thermal imaging show missing insulation?

The camera can point to heat loss and gaps in insulation. We don’t give energy ratings or heat loss calculations, but the report shows where to look more closely.

How long does the survey take?

Expect it to take about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. You’ll then get the report by email, on the timescale of your package.

Do you work in South Acton?

Yes. We survey roofs across London and South East England, South Acton included.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
