Flat roof survey in South Acton

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. We survey felt flat roofs, EPDM rubber and upstands and outlets, and common reasons people get in touch are edge trims that have lifted or split and blocked or damaged outlets.

Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Each pipe, upstand and fixing through the covering is a possible weak point. In South Acton, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we cannot see

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • Fragile surfaces, which we do not walk on
  • A promise that the roof will not leak in future

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before you book. The full list of what we check.

What we look at

  • Single-ply membranes
  • GRP fibreglass
  • Upstands and outlets
  • Felt flat roofs
  • EPDM rubber
  • Mastic asphalt

How it works

The visit has one job: to see as much of the flat roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit normally takes an hour or two at most homes, or half a day or so for a commercial building. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that is the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. We send a written report with photos, the defects we found and what we recommend.

Before we arrive

  • Make sure the loft hatch can be reached
  • Buyers: confirm access with the estate agent or seller
  • Point out any leaks or damp patches

Advice

Flat roofs in South Acton

Gunnersbury Park, about 0.3 miles south-west, is one of the historic houses in the wider area around South Acton. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. There are several hotels within about a mile and a half of South Acton, and hotels, like offices and blocks of flats, frequently have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

For hotels and guest houses around South Acton, a roof problem found early is far less disruptive than one found by a guest, so it’s worth knowing the roof’s condition. If your home is one of the older ones in the streets near Church of All Saints, the flat roofs on later extensions tend to wear out long before the main roof.

Tips from our surveys

Most of what helps is simple and safe from the ground. Our suggestions:

  • Have the roof looked at again after a severe storm
  • File the paperwork for the roof and any repairs
  • Never stand on rooflights or fragile sheeting
  • Check ceilings under the roof for damp patches

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.

Have the roof surveyed every few years, and after any work that goes through it. You will spot changes early and have a record to look back on.

Why get it checked now?

Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, while there is still time to plan the work. In South Acton, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: failed flashings and blocked valley gutters can send water into more than one home. Finding it early keeps the work smaller.

Every price we give includes VAT, and the written report is part of the package. Flat roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Common questions in South Acton

Is my home in South Acton listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can parking be tricky for a visit in South Acton?

Sometimes, yes. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.

How much is a survey?

Flat roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it’s agreed before booking.

What does the report include?

It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put by urgency where it matters.

Do you give a life expectancy for the roof?

A precise figure isn’t something we give, because so much depends on upkeep, exposure and workmanship. We describe the condition and say which work is urgent and which can wait.

How quickly is the report sent?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Can you test old roof sheets for asbestos?

We do not test for asbestos. If we see materials that could contain it, like cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.

Signs you need a flat roof survey in South Acton

Every flat roof covering has a working life. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.

Things that often lead to a survey include:

  • Cracked or split membrane
  • Blisters and bubbles in the covering
  • A sagging deck under the covering
  • Ponding water that doesn’t drain away

If you look after a building like Ark Acton Academy, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
