Flat roof survey in Acton Green: what you get

Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Bigger commercial roofs are priced on their size and access. If you’ve noticed edge trims that have lifted or split and standing water left after rain, a survey will tell you what’s going on.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. Which one is on a roof in Acton Green shapes how it is checked. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Questions from Acton Green

Is my home in Acton Green listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you look at commercial flat roofs near Acton Green, like hotels?

Yes. As well as homes, we check flat roofs on offices, hotels, blocks of flats and commercial units. For a bigger roof, you’ll get a quote based on the building.

Does the report include photos?

Yes. Photos are taken throughout the survey, and they go into the written report.

Do you climb onto every roof?

Only if it’s safe. We look at everything that can safely be seen: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.

When does the report arrive?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, let us know when booking.

What will the report tell me?

A written report with photos, covering the condition of the flat roof, the defects we found and what we recommend, by urgency where it matters. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

What this survey can’t tell you

Before you book, it is worth knowing what a survey will not do:

  • Fragile surfaces, which we do not walk on
  • Hidden layers beneath the covering
  • An exact number of years the roof has left

If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. What our survey covers.

What we check

  • EPDM rubber
  • Felt flat roofs
  • GRP fibreglass
  • Single-ply membranes
  • Upstands and outlets
  • Mastic asphalt

Do you need a flat roof survey in Acton Green?

Water that doesn’t drain sits on the roof and speeds up wear. Blocked outlets, poor falls and a sagging deck are the usual causes. Leaves and silt from nearby trees can soon choke an outlet.

Most people get in touch when they’ve noticed something like this:

  • Water getting in at rooflights
  • Cracked or split membrane
  • Blistering in felt or asphalt
  • Damaged trims at the roof edge

If you own a rental within reach of South Acton station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Before you book any roof surveyor

  • Which parts of the roof they’ll actually see
  • Are they insured for the work?
  • Whether VAT is added on top
  • What the survey will not cover

What to expect from a roof survey

DIY checks: what’s safe

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Check from a window for ponding after heavy rain
  • Note the date and type of any roof work
  • Watch the ceilings below the flat roof for stains
  • Keep people off the roof unless they need to be there

You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.

What happens on the day

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take an hour or two for most houses, and longer for a large or complex roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.
